Seobinggo Shindonga Apartment in Yongsan District, Gaepo Hyundai 2nd Apartment in Gangnam District, and Mokkwa Apartment in Yeouido will be rebuilt as 49-story apartments.
The Seoul Metropolitan Government said on the 4th that at the 11th Urban Planning Committee's Subcommittee on Delegated Authority, it approved with amendments the establishment of a reconstruction maintenance plan and designation of a maintenance zone and landscape review (proposal) for Seobinggo Shindonga Apartment and Gaepo Hyundai 2nd, and decided on the reconstruction maintenance plan (proposal) for Mokkwa Apartment in Yeouido.
Seobinggo Shindonga Apartment, regarded as a prime complex in Seoul's Yongsan District embracing Namsan and the Han River, will be rebuilt up to 49 stories (no higher than 170 meters) with 1,903 households. Shindonga Apartment sits along the Han River with views of the Han River, Yongsan Park, and Namsan.
Shindonga Apartment went through the expedited integrated planning process to draw up a maintenance plan to create a signature Han River waterfront landscape-specialized complex. To improve public transit convenience, Exit 3 will be newly added at nearby Seobinggo Station. The traffic system will also be improved by increasing the number of entry points from the Gangbyeonbuk-ro toward Ichon-dong from one to two (adding an entrance under Dongjak Bridge).
Gaepo Hyundai 2nd Apartment, approved for use in 1986, borders Yangjaecheon to the north and Dalteo Park to the west. After deciding in March to pursue the expedited integrated planning, it prepared a maintenance plan proposal through three rounds of consultation and has now been designated as a maintenance zone. Under the plan, it will be rebuilt into up to 49 stories with 1,112 housing units (192 public housing units). The final building plan will be confirmed through the review of the Integrated Review Committee for Maintenance Projects.
Yeouido is expected to be reborn as a supertall apartment complex area through the reconstruction of aging apartments. Mokkwa Apartment, completed in 1977, became the seventh among Yeouido's 12 reconstruction complexes to have its maintenance plan decided. Under this maintenance plan, the land-use zone will change from Type 3 general residential to general commercial, and it will be rebuilt into a maximum 49-story complex with 428 housing units (78 public housing units).
The complex will also include a startup support facility and public dormitory. This is to create an environment where work and housing can be addressed at the same time, considering Yeouido's characteristics of high demand from single-person households and many office workers. Among the six complexes whose maintenance plans were previously decided, Daekyo·Hanyang Apartments, moving fastest, have obtained approval for the project implementation plan. Next, Sibum·Gongjak Apartments are preparing for the integrated review, and Jinju·Sujeong Apartments are preparing to establish associations.
