Construction project management specialist HanmiGlobal said on the 30th it was selected as the preferred bidder for project management (PM/CM) of the Apgujeong District 3 reconstruction and maintenance project, considered one of the biggest redevelopment schemes in Seoul's Gangnam-gu.
Apgujeong District 3 is a large-scale reconstruction site in 369-1 Apgujeong-dong, Gangnam-gu, Seoul, to build an apartment complex of more than 5,100 households on a total area of 399,595 square meters. District 3 is the largest by area among the Apgujeong reconstruction zones and sits at the center, making it regarded as the prime location within Apgujeong's redevelopment areas.
The Apgujeong District 3 association held a vote at a delegates' meeting on the 29th and finalized HanmiGlobal as the preferred negotiation partner. HanmiGlobal's track record in urban maintenance PM/CM, along with its technical strengths in reducing expense and shortening construction periods in reconstruction projects and its project management capabilities, was reportedly rated highly.
The scope of work first covers overall construction project management in the pre-construction (Pre-con) phase before groundbreaking. It includes business feasibility review and schedule management, design alternative review, support for selecting a contractor, analysis of the appropriateness of construction costs, and reviews of ways to reduce project expenses.
PM (project management) is a professional service in which a construction expert oversees the entire project on behalf of the client association, efficiently managing quality and expense to maximize members' interests. In urban maintenance projects, associations are composed of non-experts, making it difficult to directly handle extensive construction administration and technical reviews. As a result, more associations are relying on construction project management specialists to integrate and manage designers, contractors, and partner firms and to obtain technical support for various issues and conflicts that arise during project execution.
In addition, introducing PM/CM enables objective reviews of construction costs and expense savings through professional construction project management methods. Through quality and safety management, risk management, and schedule control, the project's transparency and efficiency improve, enabling rational decision-making and stable project execution.
HanmiGlobal previously saved about 39 billion won in construction costs by rigorously verifying a contractor's request for a cost increase in construction project management for the "Yongsan International Building District 4 Redevelopment," completed in 2020. The "Yongsan International Building District 5 Maintenance Project," completed this year, also reduced project costs by 12 billion won through contractor cost negotiations and adjustments to contract terms under an association-led PM/CM service.
Meanwhile, HanmiGlobal is overseeing construction project management for flagship maintenance projects in key areas of Seoul, including not only Hannam Districts 3 and 4 but also Yongsan Rail Yard Redevelopment Front District 1, Bangbae District 5, Cheongdam Samik, and Hangang Mansion, among others.
