The southwest area of the Seoul metropolitan region, which was removed from regulated zones under the Oct. 15 real estate measures, is expected to transform into a residential area of more than 10,000 households through private sales starting next month.
According to the real estate industry on the 29th, private sales are set to begin in November in the Siheung Geomo district, which covers about 1,524,243 square meters across Geomo-dong and Gunja-dong in Siheung.
Siheung was excluded from designation as a regulated zone in the Oct. 15 real estate measures. Financing and subscription conditions are relatively favorable, and because it is being developed as public housing land, the price cap on sales will apply.
Designated as a public housing site in 2018, the Siheung Geomo district development project has been pursued as part of efforts to expand dwelling supply in major metropolitan areas and to support housing for newlyweds and young people. The Korea Land & Housing Corporation (LH) is leading the construction of infrastructure, and phased development is underway with completion targeted for June 2028.
In particular, the Siheung Geomo district is a large-scale public housing site for a total of 10,405 households and 27,060 residents. It is drawing attention as the center of an emerging residential belt in the southwest of the Seoul metropolitan area, following Baegot, Janghyeon, Mokgam, and Eungye districts.
The Siheung Geomo district is designed to be more than a simple residential complex, as a self-sufficient residential city that combines education, culture, commerce, and green space functions. Centered on Jegicheon, which runs through the district, a waterside park and an ecological park are planned.
Transportation conditions are excellent. To the south of the district is Singil Oncheon Station on Subway Line No. 4 and the Suin-Bundang Line, nearby the Seohae Line double-track railway runs, and access to major arterial roads such as the Pyeongtaek–Siheung Expressway and Yeongdong Expressway is outstanding. Travel to key areas of the Seoul metropolitan area, including Seoul, Ansan, and Suwon, is convenient.
Near the Siheung Geomo district are large industrial complexes including the Banwol and Sihwa National Industrial Complexes, where more than 140,000 people worked as of the fourth quarter of last year, as well as Ansan Science Valley and Siheung Smart Hub.
Private sales are planned for a total of seven blocks (mixed-use residential and commercial) in the Siheung Geomo district. Full-scale sales begin in November. Moa Housing Industry and Rosebiang Construction will offer "Siheung Geomo Elga Rosebiang," and Daebang Industrial Development will offer "Siheung Geomo District Daebang Elium The Luce I·II."
Siheung Geomo Elga Rosebiang, presented by Moa Housing Industry and Rosebiang Construction Co., will be built on Block B6 in the Siheung Geomo district with five buildings from two basement levels to a maximum of 25 floors, exclusive areas of 61 and 84 square meters, and a total of 480 households.
A key feature is that all units consist of small and mid-sized layouts preferred by buyers. Singil Oncheon Station on Subway Line No. 4 and the Suin-Bundang Line is within walking distance, and the complex will include a daycare center, with sites for a kindergarten, elementary school, and middle school (planned) also within walking distance.
"Siheung Geomo District Daebang Elium The Luce I·II," to be built by Daebang Industrial Development, is also set for sales in November. The complex will be created across the S2 and B2 blocks within the Siheung Geomo public housing district as Phase 1 and Phase 2, totaling 682 households. It will mainly feature mid-to-large floor plans of 84 and 122 square meters of exclusive area.
In the Geomo district, Hoban Construction (Block B1, 353 households), Daebang Construction (Block M1, 520 households), and Gyeryong Construction (Block S3, 480 households; Block B5, 338 households) are also set to begin sales in sequence.
