Korea Land & Housing Corporation (LH) said on the 27th that it completed the notice of changes to the redevelopment plan for the Bongcheon 13 district in Gwanak-gu, Seoul, on the 23rd.
The notice came about three months after review by the mandate subcommittee of the sixth Seoul City Urban Planning Committee on July 3. An LH official said active collaboration among the Seoul city government, Gwanak-gu, LH, and residents accelerated the pace of the plan changes.
The Bongcheon 13 district project will create a residential complex of 464 households on a site of about 12,000 square meters around 922-1 Bongcheon-dong, Gwanak-gu, Seoul. The site is adjacent to Bongcheon Station on Subway Line No. 2 and Nambu Beltway, offering excellent transportation convenience.
Under the plan, the floor area ratio is 500% and the maximum height is 82 meters (25 stories), relaxed from the previous district unit plan cap of 70 meters.
At the center of the complex, a 10-meter-wide pedestrian-only road and public open space will create pleasant walking conditions connecting to local commercial areas such as Bongcheon Jeil Market. The complex will also house a startup support center operated by the Gwanak-gu Office.
In line with the government's Sept. 7 measures, LH plans to shorten subsequent schedules, including integrated review for project implementation approval. It also plans to minimize residents' burdens by using a support program under which the state covers about 10% of the project implementation fee (3% of project costs) that residents pay to the public implementer.
Park Hyeon-geun, head of LH's Seoul Regional Headquarters, said, "We will speed up the redevelopment project for the Bongcheon 13 district to move up the schedule for supplying 464 dwellings," adding, "We will successfully carry out the public redevelopment project based on communication with residents."
