A reconstruction project for the area around 274-4, Hongeun-dong, Seodaemun-gu, Seoul, is moving forward in earnest, paving the way for a 604-household multifamily housing complex.
The Seoul Metropolitan Government said on the 26th that it held the 10th integrated review committee for maintenance projects on the 24th and conditionally approved an integrated review plan covering six areas—architecture, landscape, transportation, education, environment, and disasters—for the "Hongeun 5 housing reconstruction maintenance project" in the area around 274-4, Hongeun-dong.
The site, near Seodaemun District Office and Baengnyeonsan Neighborhood Park, was designated as a maintenance zone in May 2009 and formed a cooperative in 2010, but the project stalled due to reasons such as boundary setting and business viability. After the maintenance plan was revised in Oct. last year, the integrated review plan was approved this time, accelerating the project.
The Hongeun 5 reconstruction project calls for seven buildings, up to 25 stories above ground, comprising 604 households of multifamily housing with ancillary and welfare facilities. It will also include 24 units of public rental dwellings.
A public pedestrian passage connecting from Baengnyeonsan toward Hongjecheon will be created to improve the walking environment for local residents. Open facilities such as a plaza, a day care center, and an after-school care center will be placed near the community street intersecting the public pedestrian passage. The integrated review called for noise mitigation measures.
A project to build 818 dwellings around Gangdong Station on Subway Line No. 5 is also moving forward in earnest. In this review, the "Gangdong Station station area activation project (urban maintenance-type redevelopment project)" was also conditionally approved.
The project will supply a total of 818 urban multifamily housing units in the area around 19-1, Seongnae-dong, Gangdong-gu, with 211 units offered as public rental dwellings such as Mirinae House.
The building scale applies a building-to-land ratio of 54.17% and a floor area ratio of 799.99%. With a total floor area of 232,801.87 square meters and a height of 149.29 meters, the complex will be developed as a mixed use of multifamily housing, retail facilities, office facilities, sports facilities, and cultural and assembly facilities.
Public facilities for resident convenience will also be added. Along with public facilities such as an ice rink, an indoor swimming pool, and a cultural center, retail facilities are also planned.
A Seoul city official said, "Through this review, the local commercial district around Gangdong Station will be revitalized and the residential and pedestrian environments will improve."
