POSCO E&C is set to begin sales for The Sharp Osan Station Arc City in Segyo 2 District, Osan, Gyeonggi. It is being called a "hexagonal complex" equipped with infrastructure and natural environment, drawing strong interest from buyers.
The Sharp Osan Station Arc City will consist of seven buildings from four floors underground to 44 floors above ground, 897 apartments with exclusive areas of 84–104 square meters, 90 officetel units with an exclusive area of 84 square meters, and commercial facilities totaling about 25,000 square meters in gross floor area. Of these, 897 apartments are scheduled to be supplied in Oct.
Segyo District, where the complex will be built, is establishing itself as a key new town representing the southern Seoul metropolitan area through three large-scale development phases. It successfully completed the creation of District 1, and as supply in District 2 nears its final stage and plans for the development of District 3 have been announced, it is being assessed as ready to leap forward as a hub for residential and self-sustaining functions. Upon completion, it will be transformed into a large-scale new town with a total of about 66,000 households.
Segyo District also has an optimal location, geographically surrounded by the semiconductor mega cluster (Yongin), Dongtan Technovalley (Hwaseong), and Pyeongtaek Seotan General Industrial Complex (Pyeongtaek), and is expected to grow in value as a jobs–housing proximity residential area going forward.
The complex also boasts excellent transportation. Within Segyo 2 District, Osan Station on Subway Line No. 1 is located within a 600-meter radius, and if a new road crossing the Osancheon toward Osan Station is built from the front of the complex to Osan Station as planned, access to Osan Station is expected to become even closer. In addition to Osan Station, expansion of the transportation network is being pursued, including an extension of the GTX-C line and the Suwon-originating KTX, and once development is completed on the planned Gyeongbu Line railroad overpass road toward Osan IC (Gyeongbu Expressway) from Segyo 2 District, use of the Gyeongbu Expressway is expected to become more convenient.
It will rise on the only residential–commercial mixed-use site in Segyo 2 District. With a large-scale commercial facility inside the complex allowing for a variety of tenants such as restaurants, medical facilities, and kids facilities, residents will be able to use incoming infrastructure right within the complex. Convenience facilities such as Emart Osan, Lotte Mart Osan, Lotte Department Store Dongtan, and CGV Osan Jungang are nearby.
With a location abutting the Osancheon, residents can enjoy a pleasant urban life with easy access to the Osancheon promenade as well as nearby green spaces and parks such as Osan Clear Water Park, Osan Companion Animal Theme Park, and Mulhyanggi Arboretum.
At 44 stories, the tallest in Osan, it carries strong symbolism, and it has secured ample parking—1.5 spaces per household—relative to nearby complexes. In addition, all units are primarily oriented to the south, and generous storage spaces such as an alpha room, an entryway storage, and a primary bedroom dressing room are provided.
A variety of services will be offered, including a "home cleaning service" for on-site cleaning and a "digital healthcare service" that allows non-face-to-face consultations and prescriptions via an app.
As a public-supported private rental housing project, it is free from various tax burdens such as acquisition tax, property tax, and the comprehensive real estate tax. Residents can live stably for up to 10 years, and after the rental period ends, conversion to sale is possible, offering end users without homes a path to homeownership.
Applications can be submitted without a subscription savings account, and because tenants are given priority for conversion to sale, moving in through application is expected to be the most advantageous. For end users, this effectively secures a stable path to homeownership while reducing price uncertainty.
A sales official said, "The Sharp Osan Station Arc City is a beneficiary complex that holds Osan's potential value and is cited as a 'hexagonal apartment' equipped with transportation, nature, and marketability," adding, "It is supplied as public-supported private rental housing, allowing move-in at a jeonse-level amount, and because priority is granted for conversion to sale, early application makes moving in much more favorable."
The official added, "You can maintain eligibility as a person without a home while residing, which is a major advantage because you can watch the market and strategically choose whether to convert to sale later."
