After news broke recently that construction of Plant 5 (P5) at the Samsung Electronics Pyeongtaek semiconductor campus would resume, the Pyeongtaek real estate market has come to life. The renewed push for the mega-project, which will involve about 30 trillion won, is expected to lead to a large influx of related personnel and partner firms, and significantly increase nearby housing demand.
The resumption of P5 construction is seen as affecting not just factory building but also changes in Pyeongtaek's population structure and preferred housing types. An industry official said, "The resumption of P5 construction will bring in a young cohort with high levels of education and income, and they tend to prefer landmarks that combine symbolism and convenience."
◇ Built to Pyeongtaek's highest height of 49 above-ground floors
The increase in high-income young residents is translating into interest in "The Platinum Sky Heron," regarded as the area's top landmark. Comprising four towers with Pyeongtaek's highest 49 floors, the complex offers 784 apartment units with exclusive areas of 84–134㎡ (including penthouse types) and 50 officetel units with exclusive areas of 113–118㎡.
The reason this complex is regarded as a leading development aligned with the city's youthful urbanization trend is that it balances location and living infrastructure. In terms of location, it is a station-area complex within walking distance of Pyeongtaek Station, and from Pyeongtaek Jije Station—one subway stop away on Line 1—residents can easily use the SRT and the Suwon-originating KTX (scheduled to open this year).
If the Great Train Express (GTX) A and C lines are extended, travel to Seoul's Gangnam will take around 30 minutes, and public transit is highly convenient, with some 40 city bus routes stopping at the bus stop in front of the complex.
Product features and services also stand out for their differentiation. For the first time in Pyeongtaek, hotel-style concierge services for residents—such as personal assistant services, home-style meal delivery, on-site car washing, life care, pet care, and parcel reservations—are set to be introduced. In addition, every unit includes an extra multipurpose room, and specialized designs such as four-bay layouts with three-side openness have been applied.
◇ Unprecedented contract benefits…residence, subscription savings accounts, and dwellings ownership do not matter
With Jongno M School confirmed to open in the complex, residents' children will receive one year of free education and a 50% discount for an additional year, and the area is also equipped with diverse educational infrastructure, including the municipal Vision Library and prestigious academy districts in Bijeon-dong and Hapjeong-dong.
Due to the unprecedented contract benefits, only some types are currently available for contract. Anyone aged 19 or older can sign regardless of residence area, subscription savings account status, or dwellings ownership.
