The Samsung C&T construction division and Daewoo E&C consortium (hereinafter the Samsung-Daewoo project group) said on the 28th that it was finally selected as the builder for the redevelopment project of Mullae-dong 4-ga in Yeongdeungpo District, Seoul.
The Mullae-dong 4-ga redevelopment maintenance project association passed an agenda item to finally select the Samsung-Daewoo project group as the builder at a general meeting held on the 27th. The project will develop six buildings ranging from six underground floors to 49 above-ground floors, totaling 2,176 households, along with a Knowledge Industry Complex and ancillary welfare facilities, in the area of 23-6 Mullae-dong 4-ga, Yeongdeungpo District, Seoul.
This zone is a semi-industrial area where residential and industrial/manufacturing functions coexist, and at the time of the initial plan it was to be built as 32 floors and 1,200 households, with construction costs of 934.6 billion won.
However, in Mar., the city of Seoul revised its local government ordinance to significantly ease regulations on semi-industrial area development, including higher floor area ratios, allowing the Mullae-dong 4-ga redevelopment to benefit. Based on the relaxed standards, the association recently filed a plan change for the maintenance scheme with Yeongdeungpo District, and under the new maintenance plan to be finalized next year, the project is expected to be reborn as a large complex about twice the original size.
The Mullae-dong 4-ga redevelopment is within a five-minute walk of Mullae Station on Subway Line 2, a station area, and boasts ample education options including Yeongmun Elementary, Mullae Elementary, Sinseo Middle, Sindorim Middle, Yanghwa Middle, and Gwanak High. It also has pleasant natural surroundings such as Dorimcheon and Anyangcheon nearby, as well as convenient living infrastructure including Homeplus and Emart.
The Samsung-Daewoo project group proposed Mullae Naven as the new complex name. By combining "Navigate," meaning to show direction, and "Adventure," meaning challenge and change, it expresses future-oriented values, and by adding the meanings of "Nature" and "Heaven," it embodies the intent to complete the premier residential masterpiece representing the Mullae area.
First, the exterior of the complex expresses an original architectural beauty that evokes a massive spire, based on a diagonally designed rooftop structure, while the vertical elevation frame extending from the main gate to the top floor creates a dynamic flow reaching toward the sky, further enhancing the grandeur of the complex.
The nine residential buildings in the association's original design were reduced to six with optimized placement, and an open wind corridor improved the complex's comfort. In addition, by applying a total floor area ratio of 517% through incentives secured via the higher floor area ratio enabled by improvements to the semi-industrial area制度 and the creation of intelligent, eco-friendly buildings, the maximum height was raised from the existing 32 floors to 49. As a result, the plan increased from 1,200 to 2,176 households and additionally secured 976 general-sale units.
The first 49-floor sky community in Mullae-dong will be accessible via resident-only elevators and will offer private yet refined spaces, including a sky lounge with a 360-degree panoramic view of Dorimcheon, Anyangcheon, and the city, along with party rooms and a library. In addition, a top-tier community with a total of 44 programs, including a swimming pool, golf lounge, and shared offices, is planned.
In the extra-large natural green space totaling 44,253㎡ (about 13,000 pyeong), premium landscape art will be added, including ▲ the 2-km themed walking trail "Naven Loop Way" ▲ the artistic waterscape "Siècle Square" ▲ the indoor garden "Siècle House," offering residents experiences that make everyday life special.
In addition, the apartment interiors will be created as open spaces with three-sided open plans, expanded terraces and balconies, and cross-ventilation designs, and the plan is to build a state-of-the-art parking system with a generous 2.05 spaces per household and a "speed ramp" structure that goes straight down to the sixth basement level.
