Hyundai Engineering's corporate-type private rental dwellings Hillstate Yongin Foret, to be unveiled in Samga-dong, Cheoin-gu, Yongin, will begin its full supply schedule on the 25th with the grand opening of the dwellings promotion center.
Hillstate Yongin Foret will be built at 447-15, Samga-dong, Cheoin-gu, Yongin, Gyeonggi Province, with 13 buildings ranging from five basement levels to as high as 38 floors above ground, in exclusive areas of 59㎡ and 84㎡, for a total of 1,950 households. By exclusive area, there will be ▲59㎡ 784 households ▲84㎡ 1,166 households.
The subscription schedule will hold priority supply applications over two days on Sept. 30 and Oct. 1, followed by the announcement of successful applicants for the priority supply on Oct. 2. After the Chuseok holiday, general supply applications will be held on Oct. 13, with the announcement of successful general applicants on Oct. 16. Legitimate contracts will be concluded over six days from Oct. 20 to 25.
For the priority supply applications, 50% of the units are allocated to Yongin residents aged 19 or older without dwellings, and 30% can be applied for by Yongin citizens regardless of whether they own dwellings. The general supply (20%) is open to anyone aged 19 or older regardless of residence restrictions or dwelling ownership. Applications can be made regardless of whether one holds a subscription savings account, and repeat-winning restrictions do not apply.
As Hillstate Yongin Foret is being developed as a corporate-type private rental dwellings project, the greatest strength is considered to be the minimized burden on demand-side residents. First, the complex allows stable residency for eight years, and rent increases are capped within 5% under the relevant laws, which reduces expense burdens and enables long-term housing plans.
In addition, it is not counted toward the number of dwellings, so there is no burden of real estate-related taxes such as acquisition tax, comprehensive real estate tax, and property tax. With rental deposit guarantees from the Korea Housing & Urban Guarantee Corporation (HUG), the risk of deposit non-return is effectively blocked, reducing concerns about jeonse fraud while ensuring price stability.
The complex features primarily 4-bay slab-type layouts and introduces specialized spaces such as dressing rooms and alpha rooms to expand storage and spatial utility (except for some types). In particular, the alpha room can be used in various ways according to residents' needs, such as a home office, a study room for children, a hobby space, or a guest room.
Community facilities include sports amenities such as a fitness center, an indoor golf practice range, and screen golf, as well as a study hall, a small library, a moms' cafe, a moms' station, and a senior citizens' center, so that the whole family can enjoy them.
In addition, within the complex, a green community yard with waterfront facilities will be provided, along with an oxygen therapy garden, a silver community garden, a children's playground, and a toddlers' playground, adding comfort through diverse landscaping.
Hillstate Yongin Foret boasts excellent transportation convenience with City Hall·Yongin University Station on the Everline (Yongin Light Rail) nearby. This allows easy access to the Suin-Bundang Line and the GTX-A line, earning it high marks for connectivity to major business districts such as Pangyo and Gangnam. The surrounding Sejong–Pocheon Expressway and the Gyeongbu Expressway also provide excellent access to Seoul by car.
