It was found that next month's apartment move-in volume in the greater Seoul area will plunge 79% from this month.
According to a survey by Zigbang on the 22nd, the total number of apartment move-ins nationwide in October will be 10,232 households, a level similar to September's 10,916 households.
However, the greater Seoul area's move-in volume will be 1,128 households, down 79% from the previous month's 5,395 households. This is the lowest level since May 2015, when it was 1,104 households.
With move-in volumes declining in Seoul (46 households), Gyeonggi (742 households), and Incheon (340 households), Zigbang said the overall drop in the greater Seoul area was led particularly by a decrease in move-ins at new housing sites in Gyeonggi.
In Seoul, Daebang Station Yeouido The Road Castle in Singil-dong, Yeongdeungpo-gu (46 households), begins move-ins.
In Gyeonggi, Uiwang Gochoen District Daebang Theetre Central Block B1 in Gochoen-dong, Uiwang (492 households), and Believe Cent High in Hwado-eup, Namyangju (250 households), will hold housewarmings. In Incheon, Incheon Jakjeon Epit in Jakjeon-dong, Gyeyang-gu (340 households), is set to begin move-ins in early next month.
In contrast, move-in volume in the provinces will increase. October's provincial move-ins will total 9,104 households, up 65% from the previous month's 5,521 households. Large-scale complexes of more than 1,000 households are scheduled in North Gyeongsang (3,672 households) and Gangwon (2,368 households), and these two regions are expected to account for more than half of the provincial total. In addition, move-ins will proceed in Busan (886 households), Daegu (781 households), South Chungcheong (584 households), and North Jeolla (569 households).
In North Gyeongsang, Hillstate Hwanho Park Block 1 (1,590 households) and Block 2 (1,404 households), located in Yangdeok-dong, Buk-gu, Pohang, will begin move-ins. In Gangwon, The Sharp Soyang Star River in Soyang-ro 2-ga, Chuncheon (1,039 households), and Gangneung Station Kyungnam Honorsville The Centro in Gyo-dong, Gangneung (456 households), are slated to start move-ins. In Busan, Eco Delta City Prugio Rin in Gangdong-dong, Gangseo-gu (886 households), and in Daegu, The Palace De Xiang in Sincheon-dong, Dong-gu (418 households), will begin move-ins.
A Zigbang official said, "It has been two weeks since the government announced a plan to expand the supply of dwellings. In particular, while supply volumes had previously been managed based on permitting, the key now is a shift to managing supply based on groundbreaking to shorten the supply time lag," adding, "However, since it takes an average of three to five years from groundbreaking to move-in, the effect that can be felt in the actual market is more likely to appear in the medium to long term rather than in the short term."
