On the afternoon of 19th, the redevelopment construction site at Gocheon-na District in Uiwang, Gyeonggi, that I visited was proceeding amid light rain. The site will be home to "Uiwang SK View I-Park," jointly built by SK ecoplant and HDC Hyundai Development Company.
The complex will consist of 11 buildings from three floors underground to up to 40 floors above ground, with a total of 1,913 households. Among them, 949 households will go on general sale in October.
As an area corresponding to Uiwang's old downtown, the lack of a subway station now appeared to be a major drawback. I traveled by bus, but it took about 15 minutes on foot from the stop, based on a man in his 30s, to reach the construction site.
However, Uiwang City Hall Station on the Dongin Line (scheduled to open in 2029) is planned, and if it opens in time for move-in, it is expected to become a complex right next to a station. Using the Dongin Line, it will connect to Indeogwon Station on Subway Line No. 4 for access to Seoul.
As a complex with an elementary school on site, it is part of the Gocheon Elementary School "chopuma" (an apartment complex that includes an elementary school), and Uiwang Middle School and Useong High School are also nearby. However, some say it is disappointing that it is far from cram school districts.
When nearby redevelopment areas such as Gocheon-na District, Gocheon-ga District, and Ojeon-da District are completed, it is expected to become a new large complex of around 6,000 households.
Low-rise, outdated buildings in the slated redevelopment area mostly dominated the scene, contrasting with new buildings across the street such as Jeil Punggyeongchae Uiwang Gocheon (scheduled for completion in Mar. 2026) and Uiwang Gocheon Knowledge Industry Center (scheduled for completion in Feb. 2026). As a large-scale redevelopment complex, it took about 20 minutes on foot to circle the construction site once.
On site, the reaction was that end users are showing interest due to the Dongin Line opening and the large-scale redevelopment. A staff member at B Realty in Ojeon-dong, across from Gocheon-na District, was on the phone consulting about Gocheon-na District and Ojeon-da District. After finishing the call, the person said, "Naturally, there is a lot of interest in Gocheon-na District, which is the earliest to be sold. We get many calls asking when the general sale will be held and when Uiwang City Hall Station will open," adding, "However, since it is not subject to the price ceiling system, the sale price may be somewhat higher compared with nearby complexes that are subject to the price ceiling. It is important where the price is set."
The sale price for Uiwang SK View I-Park has not yet been disclosed. However, the industry expects the price for an exclusive area of 84㎡ to be around the 1 billion won range. Jeil Punggyeongchae Uiwang Gocheon, which went on sale nearby, was subject to the price ceiling system, and the sale price for the same size was set in the 700 million–740 million won range.
Although 949 units for general sale is not a small number, it is seen as a drawback that there are few general-sale units of the 84㎡ size, considered the standard type. Of the 949 households, 568 are 59㎡ units, while only 43 are 84㎡ units. A staff member at C Realty in Ojeon-dong said, "There are few 84㎡ types, and most were taken by association members, so only the lower floors and the very top floors remain for general sale. From the perspective of end users, that is a disappointment."
Experts predicted that the sales performance will vary depending on how the price is set. Park Ji-min, head of Wolnyong Subscription Research Institute, said, "As an old downtown area, the infrastructure is weak and Uiwang's population is small, so it could initially fall short, including in the local area. Once the Dongin Line opens and other complexes are also redeveloped, infrastructure improvement is worth expecting," adding, "Ultimately, the sale price is key. The 900 million–1 billion won range for an 84㎡ unit would be manageable, but if it is set in the 1 billion–1.1 billion won range, it could struggle."
