Seoul apartment transaction volume is showing signs of recovery. In 21 of Seoul's 25 districts, August transaction volume reached the 4,000 range, surpassing the previous month's volume.
According to the Ministry of Land, Infrastructure and Transport's actual transaction price system and the Seoul Real Estate Information Plaza on 21st, the number of Seoul apartment sale transactions reported through 20th in August totaled 4,017. That is an increase of 72 compared with the transaction volume in Jul. (3,945).
With about 10 days left until the deadline for transaction reports at the end of this month, August transaction volume has already overtaken July's.
Seoul apartment transaction volume fell sharply after the June 27 loan regulations, which capped mortgage limits at 600 million won and halted conditional jeonse deposit loans, were put in place.
While Seoul apartment transaction volume exceeded 10,000 in Jun., it fell below 4,000 in Jul. after the June 27 loan regulations were announced.
However, since Aug., transaction volume has increased again, showing signs of recovery.
In particular, transaction volume surged in the Han River belt area and in the Gangbuk region, which is less affected by loan regulations. Seongdong District recorded a total of 197 sale reports in August, roughly double (93.1%) July's 102. It posted the largest increase among Seoul's 25 districts.
Seongbuk District (329) rose 67.0% from the previous month, following Seongdong District. Gangdong District (65.3%), Jung District (48.6%), Mapo District (44.2%), Dongjak District (36.6%), and Gwangjin District (24.6%)—centered on the Han River belt—also saw transaction volume increase.
By contrast, the four districts designated as land transaction permit zones—Gangnam, Songpa, and Seocho (the three Gangnam districts), and Yangcheon—which were heavily affected by the 600 million won loan regulations, remained below July's transaction volume even in August.
As of 20th, Gangnam District's reported August transaction volume was 96, down 69.2% from Jul. (312). Songpa District recorded 134, down 63.3% from Jul. (366). Seocho District posted 87, down 55.4% from Jul. (195), and Yangcheon District had 122, down 29.9% from Jul. (174), respectively.
