Hyundai E&C said on the 12th that it plans to begin sales in Oct. of "Hillstate Gwangmyeong 11 (tentative name)" through the Gwangmyeong 11R housing redevelopment project, the largest in Gwangmyeong New Town.
Hillstate Gwangmyeong 11, built by Hyundai E&C, is an apartment complex supplied through the Gwangmyeong 11R housing redevelopment project (Gwangmyeong District 11) in Gwangmyeong-dong and Cheolsan-dong, Gwangmyeong, Gyeonggi Province. The complex will have 25 buildings with 5 basement levels and up to 42 floors, totaling 4,291 units. Of these, 652 units will be offered for general sale.
The number of general-sale units by exclusive area is as follows: ▲39㎡ 31 units ▲51㎡ 103 units ▲59㎡ 494 units ▲74㎡ 22 units ▲84㎡ 2 units.
Of the 12 districts in Gwangmyeong New Town, nine have completed sales. Once all residents move in, it is expected to be reborn as a new-town-scale area with more than 28,000 households. In particular, District 11 is considered the most symbolic complex in Gwangmyeong New Town, with the largest scale and the highest number of floors.
The complex is located in a prime station-area site adjacent to Gwangmyeongsageori Station on Subway Line 7. Cheolsan Station is also within walking distance, making it convenient to reach key business districts in Seoul, including Gasan, Guro, Yeouido and Gangnam. Using Line 7, residents can reach Gasan Digital Complex Station in 4 minutes and the Gangnam Express Bus Terminal Station in 31 minutes without transfers.
It offers easy access to major hubs across the Seoul metropolitan area via Anyangcheon-ro, the Seobu Expressway, the Nambu Beltway and the Seohaean Expressway. The Gwangmyeong Traditional Market, a large traditional market representing the southwest of the metropolitan area, as well as the main commercial district developed around Gwangmyeongsageori Station and Cheolsan Station on Line 7, are within walking distance.
Gwangmyeongnam Elementary School, Gwangdeok Elementary School, Gwangmyeong High School, Myeongmun High School and Gyeonggi Aviation High School are also within walking distance.
The complex is arranged with all units oriented mainly to the south, and the 51㎡ exclusive type features a three-bay, cross-ventilation layout. Supplied in a stair-type configuration rather than a corridor-type, the 59㎡ exclusive type will also be offered in three- to four-bay layouts depending on the subtype.
The complex will also introduce the Hillstate residents-only integrated platform "My HILLS (my HILLS)." My HILLS is Hillstate's specialized lifestyle platform.
With a single smartphone app, residents can use pre-move-in services such as checking contract information, booking pre-occupancy inspections and making move-in reservations, as well as post-move-in services such as after-sales service (A/S) requests, appliance control (Hi-oT), visitor vehicle registration, maintenance fee inquiries and viewing notices. It also includes features that encourage communication and participation among residents, such as electronic voting, surveys, secondhand trading within the complex and community groups.
Hyundai E&C's inter-floor noise reduction technology, "H Silent Home System I," will also be applied. This is a floor structure system that maximizes noise reduction and shock absorption generated when walking or running by increasing slab thickness and applying high-performance composite cushioning materials.
A large-scale community befitting a large complex will also be built inside. Facilities will include a swimming pool, sauna, fitness center, golf practice range, GX room, guesthouse, study room and small library.
