The Hanshin Royal Apartment in Jamwon-dong, Seocho District, has passed the second safety review procedure for vertical expansion after seven years, signaling a green light for the remodeling project. The Jamwon Hanshin Royal Apartment is the fourth in the nation to pass the second safety review for vertical expansion remodeling.
According to the remodeling industry on the 6th, the Jamwon Hanshin Royal Apartment remodeling association received an official document from the Seocho District Office on the 8th of last month, stating that it had passed the second safety review for vertical expansion remodeling.
The association submitted an application for the second safety review for vertical expansion remodeling to the Seocho District Office in September last year. The district office, through a request to the Korea Safety Management Agency, initiated the review process in March this year and made a decision to pass the safety review.
The Jamwon Hanshin Royal Apartment, completed in 1992, has a maximum of 11 floors, consists of two buildings, and has 208 units. It is the first complex in the Gangnam area to pursue vertical expansion remodeling.
After the establishment of the association in 2015, it passed the first safety review for vertical expansion remodeling by the Korea Institute of Civil Engineering and Building Technology (KICT). Subsequently, the association quickly finalized the building review and the plan for the change of rights, and in 2017, selected HDC Hyundai Development Company as the construction company.
However, in 2018 and 2020, the project received a disqualification ruling for vertical expansion remodeling in the second safety review, causing the remodeling project to remain stagnant for nearly seven years. After forming a new executive board in February last year, the association modified the designs and structures pointed out in the safety review and made enhancements, including a pile foundation method, ultimately passing the second safety review.
Vertical expansion remodeling is considered to have a more complicated safety review process than horizontal expansion remodeling, as it requires passing the first and second safety evaluations, along with the additional hurdle of first and second safety reviews.
To date, there are a total of four complexes, including the Hanshin Royal Apartment, that have passed the second safety review for vertical expansion remodeling nationwide. The Seongji Apartment in Songpa-dong, Songpa District, became the first in the country to pass this review in 2019. In 2022, the Hyundai 1st Apartment in Daechi-dong, Gangnam District, Seoul, and this year, the MV Apartment in Banpo-dong, Seocho District, Seoul, also passed the second safety review for vertical expansion remodeling.
The Hanshin Royal remodeling association plans to construct a new apartment named 'Shin Banpo I-Park' with a maximum of 13 floors, a floor area ratio of 412.28%, and 237 units (29 units for general sale) through vertical expansion remodeling.
Ryu Chang-gon, chair of the Hanshin Royal Apartment remodeling association, noted, "The Hanshin Royal Apartment has become the fourth apartment in the country to pass the second safety review for vertical expansion remodeling," and added, "Although we received the building review in 2017, we plan to enhance the earthquake-resistant design according to the newly revised construction laws and aim to obtain the remodeling permit from the Seocho District Office by the end of this year or early next year at the earliest."
