The selection bid for the reconstruction of the Daekyo Apartment in Yeouido, Yeongdeungpo District, Seoul, was rejected as it only received a single bid from Samsung C&T.
According to the maintenance industry on the 2nd, the reconstruction association for the Daekyo Apartment in Yeouido closed the selection bid, resulting in only Samsung C&T participating, which led to a rejection. The association issued a re-notice on the same day and plans to hold a second site briefing on the 10th. The deadline for the second bid is October 27.
Lotte Engineering and Construction, which was considering participating in the bidding, did not participate. A representative from Lotte Engineering and Construction noted, "After closely reviewing the association's bidding conditions, we determined that it would be difficult to bid on the best project conditions and chose not to participate."
If Samsung C&T participates alone in the second bid, it can negotiate a contract for construction rights as a preferred negotiator according to relevant laws. The Daekyo Apartment in Yeouido, completed in 1975, is pushing for reconstruction with a scale of up to 49 floors, 4 buildings, and 912 units (including 146 rental units). The construction cost proposed by the association is 11.2 million won per 3.3 square meters.
The floor area ratio for the Daekyo project will apply 469.99% as it is reclassified from a type 3 general residential area to a quasi-residential area. There are plans to build public sports facilities within the complex and donate them through contributed acceptance. A swimming pool and gym will be created, and a daycare center and youth cultural welfare facility will also be built. The project plan approval was obtained on the 1st.
