This month, more than 30,000 apartments are set to be sold nationwide. This represents an increase of nearly 50% compared to September of last year. In the capital region, including Seoul, more than 18,000 units will be offered for general sale.
Real estate platform Zigbang announced on the 1st that a total of 30,042 units are scheduled to be sold nationwide in September. With the fall sale season kicking off and additional units postponed from August, this is about a 47% increase compared to the same month last year (September 2024), which had 20,450 units. Looking at just the general sale, it is expected to grow by about 54% compared to last year's same month, reaching 19,753 units from 12,821 units.
Sales will take place across 35 complexes nationwide, with 19,753 units available for general sale. By region, 18,032 units are expected in the capital region, while 12,010 units are planned in provincial areas. Within the capital region, there are plans for ▲ 12,375 units in Gyeonggi Province, ▲ 4,472 units in Incheon, and ▲ 1,185 units in Seoul. In the provinces, Busan has the most units at 4,087, followed by ▲ 2,580 units in Chungbuk, ▲ 1,900 units in Chungnam, ▲ 1,835 units in Gyeongbuk, and ▲ 1,608 units in Ulsan.
In Seoul, two sales are planned. "Hillstate Iksu Station Central" (a regional housing association in Sadang 3-dong, Dongjak District) and "Sangbong Central I-Park" (built on the site of the former Emart Sangbong) in Sangbong 9-I District, Jungnang District, are approaching their sale.
In Gyeonggi Province, large-scale sales are planned, including supply schedules postponed from August to fall. Major complexes include ▲ 2,045 units at Cheolsan Station Xi in Gwangmyeong City, ▲ 1,096 units in the Jungheung S-Class Hill the Forest 1 and 2 complexes in Guri City's Gyomundong, ▲ 1,716 units at Anyang Xi Heritage on Anyangdong in Anyang City, and ▲ 1,424 units at Osan Seogyeo Umi-lin Lake City in Osan City.
In Incheon, units available for sale include ▲ 1,299 units at Doosan We've & Sujine Bupyeong The First in Bupyeong-gu, Bugae-dong, and ▲ 1,534 units at Geomdan Centravel Edu City in Dangha-dong, Seo-gu.
Major complexes in the provinces include ▲ 1,068 units at Hillstate Sajik Asiad in Dongnae District, Busan, ▲ 1,079 units at Asan Mojong Seo Handaum Noblesse in Asan City, Chungnam, and ▲ 1,372 units at Doosan We've The Zenith in Gumi City, Gyeongbuk.
Zigbang analyzed, "The September sales market is showing a trend of expansion in volume with the beginning of the fall peak season; however, the loan regulations and financial burdens that have persisted since the June 27 measures remain significant variables in the market." It also noted, "Particularly in the capital region, limited supply, financial capacity, the possibility of mid-pay and final payment loans, and price advantages will be key criteria for actual demanders' judgments, and selective subscriptions are expected to continue around complexes with clear brand or location competitiveness."
