DL E&C announced on the 29th that 'e-Pyeonhansaeng Sinjeong Skyheim,' located at 1136-3 Sinjeong-dong, Nam-gu, Ulsan, along with 15 other parcels, is currently on sale.
The complex will consist of two buildings with six underground floors and 35 above-ground floors, totaling 158 units with a dedicated area of 84 square meters.
Within a 1 km radius of the complex, there are large supermarkets, Sinjeong Market, hospitals, financial institutions, cultural facilities, and administrative offices, and the accessibility to private academies and commercial facilities within walking distance is also excellent. In particular, Ok-dong and Sinjeong-dong are regarded as traditional residential areas with high preference in Ulsan.
Transportation infrastructure is also improving. Currently, Ulsan City is pushing for the opening of Urban Railway Line 1 (tram) by the end of 2028, and there is a planned industrial station within walking distance of the complex. In 2023, the Taehwa River Station, which will serve KTX-Eum and ITX-Ma-eum, was officially opened, significantly improving accessibility to Seoul, the metropolitan area, and Gyeongnam. A bypass road for Munsuro, which Ulsan City is promoting to be included in the national plan, is also expected to connect with the road in front of the complex.
The complex is composed solely of units with a dedicated area of 84 square meters, featuring a four-bay flat structure preferred by actual buyers, specialized design for storage including a pantry and dressing room, and a layout primarily facing south.
Community facilities within the complex are planned to include a small library, an indoor golf practice range, a fitness center, a GX room, a study room, a lounge café, and a daycare, providing various spaces for residents to use together.
Educational conditions are one of the strengths of the complex. Nearby, there are Shinjeong Elementary School, Okdong Elementary School, Namsan Elementary School, Ulsan Seoyeong Middle School, Hakseong High School, and Ulsan Girls' High School, which are evenly distributed and can be reached on foot, making commuting convenient without a vehicle. Additionally, the Okdong and Sinjeong-dong area is home to the largest private academy district in Ulsan, with around 600 academies concentrated there.
In particular, this complex is differentiated by being a pre-sale complex that completed sales prior to regulatory implementation. It will not be directly subject to various new building regulations such as the mandatory design for zero-energy buildings (ZEB), strengthened inter-floor noise standards, and enhanced standards for underground parking lots and fire facilities in units, which are set to take effect from June. Therefore, compared to newly supplied complexes that will be launched in the future, this complex, built according to standards prior to regulation, is evaluated as having price competitiveness in terms of construction cost reflection and sale price. The sale price is in the range of 870 million won.
A sales official noted, 'At a time when interest rates and loan regulations are strengthening, this is a condition that allows actual buyers to relatively stably secure a newly built branded apartment.'
