According to the results posted on LH Subscription Plus on the 22nd, 20,403 applications were received for the 163 units in the general supply of the 'Gwacheonjuam C2 Block Newlywed Hope Town.'
By type, the 46㎡ apartment type recorded a competition ratio of 46.9 to 1, with 1,877 applications received for 40 units, while the 55㎡ type recorded a ratio of 150.6 to 1, with 18,526 applications for 123 units.
The Gwacheonjuam C2 block is a medium-sized new residential area in the metropolitan area, equivalent to a third-phase new town, and it recorded a rare three-digit competition ratio among newlywed hope towns limited to applicants like newlywed couples. Previously, in the general supply applications for the Hanam Gyosan A2 Block 'Gyosan Prugio The First,' an average competition ratio of 263.3 to 1 was recorded, while the Bucheon Daegang A7 and A8 blocks achieved an average of 128 to 1.
The Gwacheonjuam C2 block also recorded a participation rate of 96.5% for pre-application winners in the main application, higher than other third-phase new towns. Due to a limited remaining supply, only general supply applications for 163 units were conducted.
Although the Gwacheonjuam area is administratively part of Gwacheon, its location is adjacent to the Seocho District of Seoul rather than the central area of Gwacheon. Additionally, since the housing prices in nearby Woomyeondong, Seocho District, are about half, it has drawn considerable interest due to expectations of price differences.
The C2 block units being supplied this time have been offered at an average selling price of 603.3 million won for the 46㎡ units and 719.67 million won for the 55㎡ units, deemed affordable at about half the market price. There will be a five-year actual residence requirement and restrictions on resale.
The C2 block newlywed hope town will supply a total of 1,030 units, with a maximum of 25 stories and 9 buildings. Among them, 686 units will be allocated for newlywed couples, prospective newlywed couples, and single-parent families. The remaining 344 units are scheduled to be provided as happy housing. The expected occupancy date is June 2028.
