The number of unsold apartments in Seoul has shown an upward trend for three consecutive months. Starting from March this year, the figures steadily increased, surpassing 1,000 units again in June for the first time in four months.
According to data from the real estate information platform Asil as of June 16, the number of unsold apartments in Seoul at the end of June this year was recorded at 1,021 units. This is an increase of 32 units compared to May.
This year, the number of unsold apartments in Seoul recorded 1,352 units in January, then decreased to 1,002 units in February and 942 units in March. However, from April, it turned upward, reaching 943 units in April, 989 units in May, and exceeding 1,000 units again in June.
As of the end of June this year, the district with the highest number of unsold apartments among the 25 autonomous districts in Seoul was Gangdong District. Gangdong District accounted for about 38% of Seoul's total unsold units, with 386 units remaining unsold at the end of June, an increase of 53 units compared to May.
The unsold apartments in Gangdong District have shown an upward trend since the second quarter of this year. It decreased slightly from 296 units in January to 291 units in February and 287 units in March, but began increasing again with 333 units in May and 386 units in June.
Most of the unsold apartments in Gangdong District are concentrated in Gil-dong. Approximately 75% (291 units) of the unsold apartments in Gangdong District came from complexes developed in Gil-dong. A total of 64 units were sold at the 'Diatheon' apartment, which received sales approval on May 22, with 59 units recorded as unsold.
Additionally, unsold units remain in the 'Misa Areumchae' apartment (25 units) and 'Cheonho Station Maestro' (14 units) in Cheonho-dong. In Seongnae-dong, the 'SI Palace Olympic Park' apartment (48 units) is the only one that has not resolved its unsold status. Looking at the unsold apartments in Gangdong District as of June in terms of dwelling area, there were 207 units below 40㎡ and 179 units between 40-60㎡.
Following Gangdong District, Dongdaemun District and Gangseo District also had a high number of unsold units. As of the end of June, Dongdaemun District and Gangseo District had 171 units and 145 units, respectively, remaining unsold.
Next were ▲Dobong District (66 units) ▲Guro District (63 units) ▲Gangbuk District (60 units) ▲Gwangjin District (53 units) and ▲Mapo District (53 units), in terms of unsold units. In addition, ▲Yongsan District (1 unit) ▲Jung District (1 unit) ▲Dongjak District (1 unit) ▲Gwanak District (4 units) ▲Geumcheon District (8 units) and ▲Yangcheon District (9 units) each had fewer than 10 unsold units.
Gangnam District, Seocho District, Seongdong District, Seodaemun District, Nowon District, Seongbuk District, Songpa District, Yeongdeungpo District, Eunpyeong District, Jongno District, and Jungnang District had no unsold units.
