The redevelopment of the area around Sadang-dong 63-1 in Dongjak-gu, Seoul, is set to begin in earnest. The Seoul Metropolitan Government announced on the 6th that it has finalized the rapid consolidation plan for the Sadang-dong 63-1 area near the Seoul National Cemetery.
The Seoul Metropolitan Government plans to transform this area into a residential complex with a maximum of 23 stories and 850 dwellings.
The target area is connected to Dongjak-daero, which links Yongsan to Dongjak and Gwachon·Anyang, and is adjacent to Isu Station, a transfer station for Lines 4 and 7. It is a hub for public transportation, with over 20 bus routes passing through.
However, it is designated as a Type 1 and Type 2 (7-story) residential area and is characterized by a sloped terrain with a height difference of 30 meters, leading to narrow hillsides and broken roads that cause inconvenience for residents, making redevelopment necessary.
The Seoul Metropolitan Government plans to promote the project based on principles of integrated road maintenance for improving traffic environments, creating safe street environments, and forming urban landscapes that harmonize with the slopes of the cemetery.
Road maintenance will consider adjacent ongoing regional housing cooperative projects (on the east side) and apartment remodeling projects (on the south side). Currently, roads that are 4 to 6 meters wide will be widened to 12 to 15 meters.
The entrance to Dongjak-daero 35-gil will be configured as three lanes, while Dongjak-daero 29-gil and 35-gil will be designed as two lanes to facilitate smooth vehicle flow.
Some sections of Dongjak-daero 35-na-gil, where vehicle passage is difficult due to steep slopes and stairs, will have their road gradients adjusted to be more gradual, and the width will be increased. However, until the regional housing project is specified, the slope of Dongjak-daero 35-na-gil will be maintained to ensure access to existing homes, while a new elevated road within the site will be created to replace sections where vehicle traffic is not allowed.
Once the regional housing project becomes visible, integrated maintenance such as slope adjustment and widening of Dongjak-daero 35-na-gil will proceed.
A safe and spacious pedestrian environment will be created by linking sidewalks secured through road maintenance with public spaces within the site. Neighborhood facilities and community facilities will be placed along the school routes for Dongjak Elementary and Middle School and along the main living street, Dongjak-daero 25-gil on the north side.
Public pedestrian paths will be established to connect to the front gate of Dongjak Elementary School, and a walking path within the complex will be created that connects to the side gate of Dongjak Elementary School.
Considering the highest point of Hyuncheong Neighborhood Park (elevation of 124 meters) and the ridge (around 105 meters), various heights of multi-family dwellings around 105 meters will be arranged to complete a harmonious skyline.
The public pedestrian path within the complex and Dongjak-daero 35-gil, which is most frequently used by pedestrians, will be made into an open space to provide a view of Hyuncheong Park.
The Seoul Metropolitan Government plans to upgrade the zoning classification (from Type 1, Type 2 at 7 stories to Type 2) and apply a profitability correction factor to enhance project feasibility.
With the confirmation of the rapid consolidation plan for the redevelopment of the Sadang-dong 63-1 area, rapid consolidation planning has now been completed for 127 out of 205 target sites in Seoul, totaling approximately 225,000 units.
Jo Nam-jun, head of the Urban Space Headquarters at the Seoul Metropolitan Government, noted, "We will push ahead with follow-up procedures such as designating maintenance zones in a timely manner."
