The Sangil-dong Shinwol Apartment reconstruction site in Yangcheon District, Seoul, has been designated as a maintenance zone. Through reconstruction, it will transform into a large complex with over 3,000 housing units.
According to the maintenance industry on the 6th, the Seoul Metropolitan Government plans to approve the Shinwol Apartment maintenance plan on the 7th and finalize the designation of the maintenance zone. The Shinwol Apartment passed a safety inspection in January 2023 and submitted a rapid integrated plan in July of the same year.
According to the maintenance plan, this site covers an area of 153,213.6 square meters at 987-1 Sangil-dong, Yangcheon District, and it will be developed into a maximum of 21 floors with a floor area ratio of 249.98%. There are plans to build 3,149 apartment units and auxiliary welfare facilities. Approximately 40,000 square meters of maintenance infrastructure, including roads, parks, and parking lots, will be developed within the apartment complex. There are also plans to create community facilities such as a senior citizens' center, daycare center, small library, and care center for residents, as well as roads, public walkways, and a central plaza to improve the pedestrian environment.
Kim Si-young, Chairperson of the Shinwol Apartment Promotion Committee, noted, 'After passing the safety inspection, we have carried out the project by reflecting the opinions of residents through a survey on the trust method decision and selecting a preliminary trustee through bidding. Following the announcement of the maintenance plan, we will meet the requirements for consent of the project implementer, KOREIT, the preliminary trustee, aiming to complete the designation of the project implementer within this year and to swiftly proceed with reconstruction, leading to the selection of a construction company next year.'
