The Hanyang 1st and 2nd apartments in Apgujeong-dong, Gangnam-gu, Seoul, will be redeveloped into a large complex with a maximum height of 69 floors (250m) and 1,401 units. This apartment complex was completed in 1978, making it 47 years old.
On the previous day, the Seoul City Urban Planning Committee held its 8th subcommittee meeting and noted on the 5th that it has modified and approved the maintenance area and management plan decision for the Apgujeong 5 district, where the Hanyang 1st and 2nd apartments are located.
This is two years after Seoul City confirmed the Rapid Integrated Planning (RIP) for the Apgujeong 2nd to 5th districts in July 2023.
The Apgujeong 5 district is planned to be redeveloped into a large complex with a total of 1,401 units (including 140 public housing units). The maximum height of 250m (69 floors) will apply only to one landmark building, with the rest being 200m (50 floors) or lower.
Initially, the Apgujeong 5 district planned the maximum height at 290m and 69 floors, but it was reduced to 250m to accelerate the project. However, the total number of floors will remain at 69 by lowering the floor height.
The first residential building, located on the north side adjacent to the Han River, is planned to be 20 floors high to minimize the sense of overwhelming presence from the riverside. The street facing the Han River has been designated as a specialized area for street revitalization, with a focus on open community spaces.
A three-dimensional observation deck (small park) that can view the Han River will be installed along the circular road on the north side, connecting to the Apgujeong 4 district. A gentle sloped path will be created for easy access for all citizens using the Han River.
Additionally, the green spaces and parks connected to the Olympic Highway will be actively utilized to establish a circular pedestrian path around the complex. Furthermore, the school route connecting Cheongdam Elementary, Middle, and High Schools to Apgujeong Elementary, Middle, and High Schools will be developed in conjunction with Apgujeong 4 district. To apply the concept of an open complex, no fences will be installed around the complex.
The Apgujeong 5 district will go through the processes of announcing the maintenance plan, integrated reviews for construction, traffic, education, and environment, and confirming the architectural plan.
Meanwhile, the decision on the maintenance plan designation and determination for the Apgujeong 3 district was postponed on the same day.
