The Korea Land & Housing Corporation (LH) announced on the 5th that it would supply a total of 2,357 dwellings in the Guri Galmae Station area and the Namyangju Jinjeop 2 district.
In the Guri Galmae Station area, 1,182 dwellings in block A-1 will be supplied. There are 285 units of type 46 and 897 units of type 55.
The public sale scale in block A-1 of the Namyangju Jinjeop 2 district is 920 dwellings (359 units of type 51 and 561 units of type 59). 255 dwellings in block A-4 will be supplied (all type 55).
The sale prices are reasonable compared to nearby market prices for all three complexes. In the case of block A-1 in the Guri Galmae Station area, the average price for type 46 is around 410 million won, and for type 55, it is around 490 million won. According to the price ceiling system, a three-year resale restriction and actual residence obligation will apply from the winner announcement date.
For block A-1 of the Namyangju Jinjeop 2 district, type 51 is priced between 350 million and 370 million won, while type 59 is priced between 400 million and 430 million won. The price for type 55 in block A-4 is between 350 million and 380 million won. A three-year resale restriction will apply from the winner announcement date.
The location conditions are also excellent. The Guri Galmae Station area is adjacent to the Galmae Station and Byeollae Station on the Gyeongchun Line within the district, providing good access to public transportation. It is also close to the entrance ramps of the Gyeonggi-do First Circular Highway and the Sejong-Pocheon Expressway, allowing for quick access to major urban centers via a metropolitan transportation network. In addition, it offers an excellent living environment linked to nearby large-scale residential complexes such as Galmae and Byeollae New Town.
The Namyangju Jinjeop 2 district can enjoy various living and transport infrastructures that will be created in the neighboring Namyangju Wangseok district. Additionally, with the large transportation network including the Gyeonggi-do Metropolitan Express Railway (GTX)-B, the establishment of Pungyang Station (tentative name) on the Jinjeop Line (extension of Line 4) is also planned, which is expected to enable convenient access to downtown Seoul.
Application for the sale will primarily proceed for early applicants. Applications for all three blocks will begin on the 11th.
In block A-1 of the Guri Galmae Station area, the application for early applicants will be conducted from the 11th to the 12th of this month, followed by new applications from the 13th to the 14th. The winner announcement will be on the 25th of this month, with contracts expected to be finalized in December.
In block A-1 of Namyangju Jinjeop 2, the application for early applicants will take place from the 11th to the 12th, followed by special supply (August 13th to 14th) and general supply (August 18th to 19th). After the winner announcement on the 28th of this month, contracts will be signed in November.
For block A-4, applications for early applicants will proceed from the 11th to the 12th. New applications will take place from the 13th to the 14th, and the winner announcement will be on the 29th. Contract signing will occur in December.
LH will operate housing exhibition halls for each block until August 10 to provide information and consultations related to the sale to prospective buyers.
The housing exhibition hall for the Guri Galmae Station area is located at 266-9 Inchang-dong, Guri City. The housing exhibition hall for Namyangju Jinjeop 2 has been established at 816-1 Byeollae-dong, Namyangju City.
