Last month, the average monthly rent for a two-family and multi-family room (with an exclusive area of 33㎡ or less) in Seoul was recorded at 670,000 won.
The real estate information platform Dabang announced on the 24th the 'June Dabang Map,' which analyzed the monthly rent levels in the 25 autonomous districts of Seoul for two-family and multi-family rooms as of June this year.
According to the Dabang Map, as of June this year, the average monthly rent for two-family and multi-family rooms with an exclusive area of 33㎡ or less in Seoul, based on a deposit of 10 million won, was 670,000 won, while the average jeonse deposit was 215.28 million won. This shows an increase of 50,000 won (6.9%) in the average monthly rent compared to the previous month in May, while the average jeonse deposit decreased by 3.12 million won (1.4%).
The average monthly rent by autonomous district showed that Gangnam District had the highest rent at 920,000 won, which is 250,000 won more expensive than the Seoul average monthly rent of 670,000 won. Following were Seongdong District at 900,000 won, Gangseo District at 790,000 won, Seocho and Yongsan Districts at 760,000 won, Mapo District at 720,000 won, and Gwangjin, Yeongdeungpo, and Jung Districts, each at 680,000 won, making a total of 9 areas with average rents higher than the Seoul average.
For the jeonse deposit of two-family and multi-family rooms with an exclusive area of 33㎡ or less, Seocho District was identified as having the highest average jeonse deposit at 272.55 million won for six consecutive months. This amount is 57.27 million won higher than the Seoul average, representing 127% of the average market price in Seoul. Following were Gangnam District at 259.64 million won, Yongsan District at 242.64 million won, Seongdong District at 232.85 million won, Gwangjin District at 228.36 million won, Yeongdeungpo District at 223.14 million won, Jung District at 221.84 million won, and Gangdong District at 217.20 million won, making a total of 8 areas with average jeonse deposits higher than the Seoul average.
Dabang created the Dabang Map by calculating the average monthly rent and average jeonse deposit based on a 10 million won deposit, reflecting the monthly rent conversion rate. The average monthly rent accounted for transactions with rent deposits of less than 100 million won, while the average jeonse deposit included all jeonse transactions.
