On the 23rd, the Daewoo E&C consortium announced plans to sell the 'Ecodelta City Prugio Trepark' in August at the site of 4434, Gangdong-dong, Gangseo-gu, Busan (Ecodelta City Block 11).
This complex will consist of 1,370 dwellings in 13 buildings, with 2 basement levels and 24 above-ground floors, offering exclusive areas ranging from 59 to 84 square meters.
Looking at the sales volume by exclusive area type, it includes ▲ 133 units of 59㎡A ▲ 95 units of 59㎡B ▲ 272 units of 59㎡C ▲ 234 units of 59㎡D ▲ 112 units of 59㎡E ▲ 41 units of 84㎡A ▲ 302 units of 84㎡B ▲ 181 units of 84㎡C.
The Ecodelta City Prugio Trepark will be situated in Busan's Ecodelta City, an emerging residential area in western Busan. Busan Ecodelta City will be developed over a land area of 11,770 square meters (approximately 3.56 million pyeong) in the regions of Gangdong-dong, Myeongji-dong, and Daejeo 2-dong. It will be constructed as the largest smart city national pilot city in Korea, equipped with residential, commercial, business, industrial, ecological, and cultural self-sufficiency functions.
Once the entire project is completed, it is expected to accommodate approximately 76,000 people and about 30,000 dwellings. The projected economic ripple effect is estimated to total 7.8 trillion won, including a production-induced effect of 5.2 trillion won, an import-induced effect of 400 billion won, and a value-added induced effect of 2.2 trillion won. According to the Korea Water Resources Corporation (K-water) and the Busan Urban Corporation, four locations with 3,667 dwellings in Busan Ecodelta City are set to move in this year.
In particular, the Ecodelta City Prugio Trepark will have a price ceiling applied as it is a public land sale. High interest from actual demand buyers looking to secure housing at reasonable prices is expected.
The area where the Ecodelta City Prugio Trepark will be located is the center of Ecodelta City, being developed as a complex housing area that concentrates residential, educational, business, and cultural functions.
Nearby are the Second Line of the Namhae Expressway, the Western Busan Interchange, and the Myeongji Interchange, making travel easy to Busan city center as well as nearby areas like Gimhae and Changwon. Additionally, a new station named 'Ecodelta City Station' is planned to be established on the Busan-Masan double-track railway line, scheduled to open in 2028.
The Gangseo Line (tram) is also considered a major transportation benefit. According to a press release from Busan city on May 7, this route connects Myeongji Ocean City, Ecodelta City, and Daejeo Station (Line 3), and has been selected for the second phase of the Busan metropolitan subway network infrastructure plan, making the project's implementation visible. According to the Gangseo District Office, the delay in securing the project cost due to financial conditions has a higher chance of being resolved through cost-sharing with the Korea Water Resources Corporation, Korea Land & Housing Corporation (LH), and the Busan Urban Corporation. It's expected that the project execution timeline will be accelerated in conjunction with large-scale development projects such as Ecodelta City.
The long-awaited Daejeo Bridge and Eomgung Bridge projects in western Busan are also gaining momentum. The Daejeo Bridge, which broke ground in April, is an 8.24 km long, four-lane bridge connecting Sikman-dong in Gangseo-gu to Samrak-dong in Sasang-gu. The Eomgung Bridge will be a six-lane bridge connecting Ecodelta City to Eomgung-dong in Sasang-gu (Seunghak Tunnel), with both projects aiming for completion by 2030. The Jangnak Bridge is also poised to begin construction this October, along with plans for the Hadang-noksan Line (planned) and Gangseo Line (in progress).
The educational environment is excellent. There is a planned middle school site right in front of the complex, and kindergartens, as well as elementary and high school sites, are located within walking distance, ensuring safe commuting for children.
Nearby, a central commercial district, a large waterside park, medical facilities, and various cultural and convenience facilities are also planned. In 2027, a new department store combined with a premium outlet and shopping mall, referred to as 'The Hyundai Busan,' is expected to open, raising expectations for living infrastructure. Notably, 30% of the total area of Ecodelta City is projected to be developed as smart parks, promising a pleasant residential environment.
In addition, large-scale industrial complexes such as Myeongji International New Town, Noksan National Industrial Complex, and Busan New Port Back International Industrial Logistics City are located nearby, providing a rich job base. The proximity to the complex allows for integrated living and working. The addition of Gimhae International Airport, Busan New Port, and the planned Gadeokdo New Airport in the future will further strengthen its position as an industrial and logistics hub.
The Ecodelta City Prugio Trepark, developed as a brand complex of a top 10 construction company within Busan Ecodelta City, possesses both symbolism and rarity. Following the successful sales of the 'Ecodelta City Prugio Center Park' and 'Ecodelta City Prugio Lynn', with average competition ratios of 42.03 to 1 and 12.11 to 1 respectively, it is expected that high interest will be directed towards the 'Prugio' brand complex, which is launching its third offering in Ecodelta City.
Moreover, the complex features a high proportion of exclusive area type 59㎡ units, which are considered rare in the housing district, likely appealing to newlyweds and 1-2 person households. All units are mainly oriented to the south for excellent sunlight, offering various storage spaces such as pantries, alpha rooms, and dressing rooms depending on the dwelling type.
Large-scale community facilities commensurate with the size of the complex will also be constructed. A guesthouse, study room, golf club, a childcare center supporting after-school care for elementary school students, a senior club, and multi-rooms for various community facilities will be included.
