The first project of 'The Parkside Seoul,' which is developing the United Nations facility in Yongsan into a mixed-use complex including hotels, apartments, officetels, and commercial facilities, is entering the sale schedule.
'The Parkside Suite,' consisting of a total of 775 officetel units, will be established in the Itaewon-dong area of Yongsan-gu, Seoul, with 7 underground floors and 20 above-ground floors across 11 buildings. The selling price ranges from a minimum of 3 billion won to a maximum of 7 billion won.
Eleven Construction is operating The Parkside Suite Gallery by reservation only at 'The Parkside Seoul Gallery' located in Yeoksam-dong, Gangnam-gu, Seoul, since the 10th.
Mr. A, who is in charge of product descriptions at The Parkside Seoul Gallery, said on the afternoon of the previous day, "As this is the only residential complex facing Yongsan Park, inquiries from famous influencers, celebrities, and corporations about wanting to check the gallery have been endless," adding, "While there is high demand for actual residence because residents can easily access Shinsegae Department Store and Rosewood Seoul Hotel from the officetel, many prospective applicants also wish to purchase it as a second home."
'The Parkside Seoul' is set to have the 'Rosewood Seoul Hotel' opening in 2027. This will mark the global luxury lifestyle brand 'Rosewood Hotels & Resorts' first entry into Korea, operating hotels and residences in 39 cities worldwide.
The Parkside Suite's exclusive amenity, 'The Parkside Club by Rosewood Seoul,' will also be directly operated by the Rosewood Hotel. This amenity is the first case in Korea to combine luxury spaces such as private dining rooms, fitness, sauna, hydrotherapy pools, and golf clubs with services directly provided by a hotel.
Mr. A explained, "Residents can enjoy services run by a real hotel, unlike hotel-style services commonly seen in other complexes," and added, "They can have breakfast in the hotel restaurant and receive discounts when using hotel services."
Shinsegae Department Store is also planning and developing a commercial facility with a total area of about 16,470 square meters from the basement level 1 to above-ground level 4. It is expected to be implemented as an 'urban premium retail hub' that aggregates high-end food and beverage (F&B), premium lifestyle brands, and cultural content.
Mr. A stated, "Shinsegae Department Store is directly connected to amenities exclusive to residents," adding, "It provides a convenient way for residents to access Shinsegae Department Store just by taking the elevator down from the officetel, enabling them to enjoy residential, consumer, and cultural spaces simultaneously."
Among the 27 officetel types in The Parkside Suite, the units provided in the gallery are 56 square meters, 74 square meters, and 105 square meters. All units have a circulating structure where opening the sliding doors connects the living room, room, and bathroom. The space can be flexibly configured to meet the lifestyles of residents, such as a home office, guest room, or study.
All units will also be equipped with private balconies. Units of 53 square meters, 94 square meters, 99 square meters, 103 square meters, and 105 square meters will offer views of Yongsan Park.
The units will feature kitchens designed by the renowned Italian brand Molteni & C Group. Some units will introduce a 'hidden kitchen system' designed by world-class designer Dante Bonuccelli, allowing for the kitchen to be integrated or hidden with the living space. Built-in appliances will include Miele, De Dietrich, and Sirius.
The bathrooms will apply sanitary ware from global brands such as TOTO from Japan, GESSI from Italy, and KOHLER from the United States. The bathroom walls and flooring will use tiles from Italy's prestigious three tile brands: LEA, Italgraniti, and Nuovocorso. Windows will incorporate products from the German brand Schüco throughout the units. This full application of Schüco is the first case in a large-scale domestic complex.
The Parkside Suite will implement a top-tier smart artificial intelligence (AI) system for residents' mobility, parking, security, and management.
An AI robot valet parking system will be applied, allowing residents to simply park their vehicles in designated areas. The robot automatically recognizes the vehicle and performs parking and retrieval while ensuring privacy and safety through a non-exposed, non-contact method. An AI parking guidance system, vehicle location assistance, intelligent AI CCTV, and dedicated charging zones for personal mobility will provide infrastructure optimized for urban transportation. An AI robot will also carry out a delivery system that directly delivers packages to each residence in a contactless manner.
An AI-based smart security system has been established throughout the complex. 360-degree video analysis, perimeter detection sensors, vehicle movement tracking, and smart entry control are interconnected to form a multi-layered security network, while AI security robots patrol the complex to detect and respond to anomalies. The residents' area will have facial recognition access, vehicle automatic recognition, and smart wall pad-integrated security systems, while an AI cleaning robot will autonomously manage common areas to maintain a safe and pleasant living environment.
The Parkside Suite is adjacent to Nogsa-pyeong Station and Itaewon Station on Line 6 of the Seoul Subway and is located at the center of future urban development near Hannam New Town, Camp Kim, and Yongsan Maintenance Depot.
Applications for The Parkside Suite will be accepted online via the Korea Real Estate Board (REB) application home from 9 a.m. to 5:30 p.m. on the 15th.
The application deposit is 3 million won for units of 53 to 105 square meters and 30 million won for units of 183 to 185 square meters. Applications can be made at bank counters until banking hours.
The announcement of successful applicants will be at 4 p.m. on the 18th, and the contract dates will be the 20th to 21st of this month.
