In the second half of this year, about 138,000 households are expected to be distributed nationwide. This is an increase of approximately 93.6% compared to the first half.
According to real estate information platform Zigbang, a total of 156 apartment complexes and 137,796 households (64,697 households for general sale) are scheduled for distribution nationwide in the second half of this year. This represents a 93.6% increase in the total number of units compared to the actual distribution in the first half of this year (71,176 households total, 51,911 households for general sale).
In terms of general sale, the increase is limited to about 25%. Zigbang explained that while large-scale supply from redevelopment projects is planned for the second half, the actual increase in general sale units available for application is likely to be relatively restricted.
The distribution scheduled for the second half is concentrated in July and August. In July, 29,567 households are expected to be supplied, and in August, 25,028 households will be provided. Additionally, supply is projected to continue at over 10,000 households per month from September to December. The timing of the distribution being concentrated in July and August is interpreted as a strategy by developers to advance distributions in response to the recovering demand for new apartments in major areas of Seoul and the capital region observed in June.
Still, the supply for the 'Wolmijeong' units, for which specific distribution timing has not yet been confirmed, amounts to 27,265 households, making the actual distribution schedule later this year fluid.
By region, the supply for the second half is led by the capital region with 89,067 households, accounting for 64.6% of the total. Gyeonggi Province has 57,240 households, Seoul has 19,623 households, and Incheon has 12,204 households.
In Seoul, major complexes include 'Jamsil Lotte World' in Songpa District and 'Raemian Trinity One' in Seocho District. In Gyeonggi Province and Incheon, Jinjeop 2 District in Namyangju, Wangsu District, Siheung Hajung District, and Yeongjong District in Incheon are all preparing for their main applications.
In the provinces, the supply volume is highest in Busan (15,708 households), followed by Chungbuk (6,929 households), Chungnam (3,875 households), Daegu (3,509 households), and Gyeongnam (3,437 households).
A representative from Zigbang noted, "Since the household debt management enhancement measures announced on the 27th of last month, there have been suggestions for adjustments in distribution schedules considering the impact of financial regulations on some complexes. Furthermore, as the burden is likely to increase due to the reduction of remaining loan limits for complexes with high distribution prices, it is an unavoidable point for both buyers and construction companies to carefully respond with schedule adjustments and strategic reassessments in the overall distribution market."
He added, "While it seems that a large-scale supply trend is unfolding, the actual schedules are bound to be fluid. Many complexes that had their schedules postponed from the first half to the second half are included, and there are also several plans that remain as 'Wolmijeong', which presents the possibility of delays compared to the original schedule. From the perspective of actual buyers, financial preparations have become challenging due to the reduction in housing collateral loan limits and regulations on jeonse loans, and construction companies must also fine-tune distribution prices and timing with greater precision, considering the acceptance of application demand and financial accessibility."
