The Shin-Dong-A 1 complex apartment in Banghak-dong, Dobong-gu, Seoul, will be transformed into a new apartment complex with 4,065 units through the "Shintong Plan" redevelopment project.
On the 4th, the Seoul city government announced that it had approved a revision of the decision on the "Dobong-gu Banghak Shin-Dong-A 1 complex apartment redevelopment district and maintenance plan," which includes this content, during the "Urban Planning Committee Rapid Integrated Planning Maintenance Business Authority Subcommittee" held on the 3rd.
The Banghak Shin-Dong-A 1 complex has 3,169 units and was completed in 1986. Residents have been pursuing a maintenance plan since December 2023, but faced difficulties due to low project viability. However, last September, the application of the viability correction coefficient from the "2030 Urban and Residential Environment Maintenance Basic Plan" improved the project's viability by securing additional floor area ratio and easing public contribution burdens, allowing for acceleration of the project.
Through the Shintong Plan, the Shin-Dong-A 1 complex is expected to transform into a total of 4,065 units (including 280 public dwellings and 140 Mirinae houses) on a land area of approximately 137,391 square meters. A floor area ratio of 299.97% will be applied.
The nearby Balbadak Park will be refurbished, and additional neighborhood parks and children's parks will be created, securing a total of 12,795 square meters of new park area. Restoration of the Banghak Stream adjacent to Balbadak Park will also be promoted. Once the previously covered road that separated the Banghak Stream is restored, the urban water-based ecosystem will recover, providing residents with a pleasant recreation area.
Two public walking paths will be newly established in the east-west direction (width of 8 meters) and the north-south direction (width of 10 meters). The safe school route for Sinhak Elementary School will be secured, and a walking axis connecting Banghak-ro and Banghak Stream will be established to enhance walking accessibility and safety.
Cho Jin-seok, head of the Housing Division of Seoul, noted, "The Banghak Shin-Dong-A 1 complex is a representative example of securing supply of over 4,000 units through support for improving project viability, thereby creating a breakthrough for the project." He added, "In the future, we will expedite redevelopment projects through rapid integrated planning to expand the supply of dwellings and enhance the quality of life for residents."
