On the 28th, Lotte Engineering & Construction announced it had secured the housing redevelopment project for the Garak 1st Hyundai Apartment in Munjeong-dong, Songpa-gu, Seoul.
The Garak 1st Hyundai Apartment housing redevelopment project involves the reconstruction of the Garak 1st Hyundai Apartment located at 160 Dongnam-ro, Songpa-gu, into a complex comprising 8 apartment buildings with 866 dwellings, rising from 4 basement levels to 21 above-ground floors, along with auxiliary welfare facilities. The total construction cost is approximately 416.7 billion won.
Lotte Engineering & Construction proposed an innovative design plan filled with diverse ideas to present a high-end landmark complex in Songpa-gu. Plans include a sky community with views of the Lotte World Tower and the development of an ultra-large community facility spanning about 2,204 pyeong around the apartment complex. Additionally, the company will apply its own landscaping brand "Green X Groove" to create various relaxation spaces, seasonal theme gardens, and a total of three circular walking trails extending 1.5 km. To enhance the residential convenience for residents and accessibility for outsiders, auxiliary facilities such as street-type commercial spaces will also be developed.
Lotte Engineering & Construction plans to apply the high-end brand "LEEL" to the Garak 1st Hyundai Apartment redevelopment complex. The "Munjeong LEEL," which is being secured now, will be the second apartment complex in Songpa-gu to apply the high-end brand "LEEL," following the "Jamsil LEEL," which integrates the Jamsil Misung and Crova Apartments located in Sincheon-dong, Songpa-gu.
The area is well-served by educational facilities, including Munjeong Elementary, Middle, and High Schools, as well as the autonomous private school Boin High School, creating a favorable educational environment. Nearby, there are pleasant natural environments such as Gaerong Neighborhood Park, Ogeum Oreum Park, and Olympic Park, as well as excellent living infrastructure, including Garden Five, Lotte World Mall, and Garak Market. Particularly, within a 3 km radius, there is also a planned complex development project at the Suseo Station transfer center, ensuring robust demand. It is a triple station area located between the Police Hospital Station on Subway Line 3 and Gaerong Station on Line 5 and Munjeong Station on Line 8, providing easy access to the metropolitan area and throughout the nation via the Dongbu Expressway, Gyeonggi Freeway No. 1, GTX-A, and SRT.
