The area of Dongyangsan Wungsang, where Yangsan JAI Park Peliche will be located, is gaining attention as the center of the Busan-Ulsan-Gyeongnam megacity. In particular, Pyeongsan-dong is positioned in the center of Dongyangsan, which has a high residential preference even within Yangsan. Emart Traders, Wungsang Culture and Sports Center, and Yangsan City Hall Wungsang Branch are also conveniently accessible. Additionally, Pyeongsan Elementary School is located within walking distance, allowing for safe commuting, and Wungsang Library is also situated near the complex.
There is also a site adjacent to the Wungsang Central Park (planned), which is about 99,680 square meters in size and is under development since construction started in 2021. It is expected that park usage will be available after moving in. Wungsang Central Park is a project that will develop facilities such as an indoor gymnasium with 1 basement floor and 2 above-ground floors, as well as parks and landscaping. Additionally, the 'Wungsang Hoeyagang Renaissance' project is underway to create a complex space combining culture, sports, and tourism in the area around the Hoeyagang River on the east side of Wungsang Central Park.
Yangsan JAI Park Peliche has been designed to orient all units primarily toward the southwest and southeast. The building coverage ratio is about 13.77%, ensuring ample space for both light and ventilation. The interior of the units features ample storage space with type-specific designs, including dressing rooms, pantries, alpha rooms, and entryway storage. The parking capacity is designed to allow for generous parking with 1.39 spaces per unit.
Community facilities are also planned, including a guesthouse, Kyobo Bookstore curation library, GDR golf practice range, sauna, reading room, care center, fitness center, tea house, and school bus zone. Additionally, landscaping spaces and facilities such as community squares, Elysian Garden, which is JAI's signature garden reflecting the natural landscape, a culture garden for leisure activities, and JAI Fun Ground, a children's playground, along with resident exercise facilities are also planned.
