As the selection of the construction company for the Yongsan Maintenance Depot Zone 1 is imminent, HDC Hyundai Development Company is determined to leverage its experience as a 'comprehensive developer' to successfully lead the development of this area.
It aims to utilize integrated development capabilities that encompass the entire process from business planning, design, construction, to operation after completion in the Yongsan Maintenance Depot Zone 1. HDC Hyundai Development Company is a leading developer corporation in Korea, with the notable development project being the Yongsan Station redevelopment in Seoul.
HDC Hyundai Development Company transformed the Yongsan Station area, which was once a railway vehicle base, into a complex shopping mall, I-Park Mall, in 2004 and has been directly operating it ever since. This project integrates planning and operation that considers local structure and flow, as well as urban mobility, rather than simple construction.
Currently, it is also focusing on the development around Kwangwoon University Station in Seoul. Construction is underway to transform a 150,000 square meter site into a space combining commercial, residential, and cultural functions. This is also a project aimed at regenerating a neglected urban area. I-Park City in Suwon, Gyeonggi Province, is another project that showcases HDC Hyundai Development Company's capabilities as a developer, where it has been responsible for everything from planning to development of a complex new town covering one million square meters, presenting an eco-friendly city model. An official from HDC Hyundai Development Company noted, "POSCO E&C is claiming they can handle large-scale complex developments, leveraging their track record in constructing high-rise buildings; however, in reality, they are merely a company focused on simple contracting, which is fundamentally different from being a 'developer that builds cities.'"
HDC Hyundai Development Company is presenting a vision for the future to complete the Yongsan Maintenance Depot as a living city.
An official from HDC Hyundai Development Company stated, "The Yongsan Maintenance Depot Zone 1 is not just a simple residential complex. With six basement levels and 38 above-ground levels, comprising 777 apartment units, 894 officetel units, and a mix of commercial and office facilities, it is the final puzzle piece in the heart of Seoul." They added, "Since the project must simultaneously realize three objectives—urban planning by Seoul City, revenue for the members, and living space for citizens—the developer must possess comprehensive operational capabilities as well as planning and construction skills. This is a high standard that cannot be met by simple construction achievements alone."
The official added, "If selected as the construction company for the Yongsan Maintenance Depot Zone 1, we will demonstrate the true capability of a developer."
