The redevelopment management plan for the Mok-dong 5, 7, and 9 complexes in Yangcheon District, Seoul, has passed the city's review.
According to the city of Seoul on the 19th, on the 13th, the 5th Urban Planning Commission's Rapid Integrated Planning Management Project Authorization Subcommittee amended and approved the designation of the maintenance area and the management plan for the Mok-dong 5 redevelopment project.
Through this review, the 5 complex can be redeveloped into 3,930 residential units (including 462 public housing units) and community facilities, with a floor area ratio of less than 300% and a height of up to 49 floors.
According to this plan, reflecting the characteristics of Mok-dong residents, who often use pedestrian and bicycle pathways, the north side road of the complex (Mok-dong Road, 25m) and the east side road (Mok-dong Road 18-gil, 15m) have been widened by 3m and 1.5m, respectively. The internal road of the complex (Mok-dong Road 16-gil, 15m) will be transferred considering the road configuration of the central commercial area, with the road width also increased by 3m.
On the south side, a 16m wide scenic green space has been created. A small park along Mok-dong Road has been established, providing a resting area for residents using the public office of the 6 complex. An accessible public walkway will extend to Anyangcheon on the east side of the complex, and a multi-level pedestrian bridge is planned over the National Assembly Road to the south.
The designation of the maintenance area and the management plan for the Mok-dong 7 and 9 redevelopment projects were also amended and approved in the city's review. The city plans to change some areas adjacent to the Mok-dong Station in the 7 complex to semi-residential areas, introducing various commercial and cultural complex functions, and will create a cultural park and open space near the station.
Through this committee review, a maximum floor area ratio of less than 400% will be applied to the mixed-use areas, and a floor area ratio of less than 300% will be applied to the residential areas. There are plans to redevelop 4,335 residential units (including 426 public housing units) and community facilities with a height of up to 49 floors. In addition, the Mok-dong 9 project plans to build 3,957 residential units (including 620 public housing units) and community facilities with a floor area ratio of less than 300% and a height of up to 49 floors through this review.
The Mok-dong district apartment redevelopment project is being pursued as a Rapid Integrated Planning (Fast Track) advisory project. It is receiving a management plan decision about 11 months after the initial consultation. The city aims to make management plan decisions for all 14 complexes in Mok-dong by the end of this year.
