As the 'Yongsan International Business District Metropolitan Traffic Improvement Plan' promoted by the Seoul Metropolitan Government and the Ministry of Land, Infrastructure and Transport gains momentum, the Yongsan Station and the underground space directly in front of Yongsan Station, operated by HDC Hyundai Development Company, are being highlighted as key transportation hubs.
According to the Seoul Metropolitan Government, the Yongsan International Business District Metropolitan Traffic Improvement Plan is one of the key projects in the overall traffic improvement plan, which involves a total investment of 3.578 trillion won.
The plan to establish a metropolitan transfer center utilizing the parking lot site at the rear of Yongsan Station, operated by HDC Hyundai Development Company, is also included in this plan.
This is an infrastructure aimed at maximizing transfer convenience for buses and the metropolitan express railway (GTX), based on the transportation system at Yongsan Station, which integrates KTX, ITX, Subway Line 1, and the Gyeongui-Jungang Line.
A plan to create an underground integrated space, which includes an underground pedestrian passage connecting Yongsan Station and Shin-Yongsan Station, along with the new entrance to the GTX Line B at Yongsan Station, is also being promoted.
The underground space directly in front of Yongsan Station, being developed by HDC Hyundai Development Company, is expected to become a key axis connecting the Yongsan International Business District. In this regard, the Seoul Metropolitan Government is in consultation with relevant agencies including Yongsan District and HDC Hyundai Development Company.
Since this transportation network linkage plan involves improving infrastructure facilities directly adjacent to Yongsan Maintenance Center Section 1, it is expected to positively impact the value of the redevelopment area and secure foot traffic in the future.
Previously, HDC Hyundai Development Company proposed a three-dimensional integration plan that organically connects Yongsan Station with the subway, metropolitan railway network, and the international business district, aligning with the Seoul Metropolitan Government's ongoing 'Yongsan Gateway' pedestrian green axis and three-dimensional city concept.
A person in the maintenance industry noted, "HDC Hyundai Development Company can realize the proposal to integrally connect the underground space and the maintenance center, as it practically operates the Yongsan Station area and holds business rights," adding that "the fact that the Seoul Metropolitan Government's traffic plan is centered around HDC's assets highlights a differentiating factor from competitors."
In addition to the new underground pedestrian passages and transfer passages, this metropolitan traffic plan includes a total of 17 projects such as road expansions in the east-west and north-south directions, three-dimensionalization of rail and road, and the installation of pedestrian bridges over the Han River. Completion is expected to occur in phases starting from 2030.
