On the 2nd, the Seoul City government announced that it will conduct intensive inspections of real estate brokerage offices around large apartment complexes that are about to be occupied to block illegal activities such as collusion on house prices and false listings.
The inspection targets include ▲Seocho-gu Maple Xi (3,307 units) and ▲Dongdaemun-gu Huigyeong Xi Decensia (1,806 units), which are scheduled for occupancy in June, and ▲Seodaemun-gu Seodaemun Central I-Park (827 units) and ▲Seongdong-gu Lacerbo Prugio Summit (958 units), which are scheduled for occupancy in July.
This inspection will be conducted in conjunction with the Real Estate Illegal Activity Rapid Response Team, the Civil Justice Police Agency, and the autonomous districts. Prior to the inspection, they plan to provide guidance on major violations and penalties to brokerage offices in each autonomous district to encourage self-regulatory efforts.
On-site inspections will focus on ▲ collusion on house prices by owners or brokers ▲ suspected actions that provoke speculation (encouraging gap investments related to planned developments such as Rapid Integrated Planning and Moa Town) ▲ false listings and overly exaggerated advertising, and other actions disrupting the transaction order.
In the case of minor violations, correction measures and administrative guidance will be implemented in parallel, and if illegal activities are confirmed, strict actions will be taken through investigations.
Additionally, cases of violations of the Personal Information Protection Act and the Act on Promotion of Information and Communications Network Utilization and Information Protection, such as spam calls and text messages using illegally obtained personal information, will be investigated, and violations will be reported to the relevant organizations.
Jo Nam-jun, head of the Urban Space Headquarters of Seoul, said, "We will closely monitor new types of illegal brokerage activities and respond vigorously based on the principle of zero tolerance to establish a transparent real estate market order."
