The Yeouido Plaza Apartment is expected to transform into a complex of up to 56 floors and 1,391 units through reconstruction.
On the 21st, Yeongdeungpo District announced that it will proceed with a public notice regarding the revision plan for the reconstruction of the Plaza Apartment into a complex of up to 56 floors, 5 buildings, and 1,391 units.
The Yeouido Plaza Apartment, located at 28 Yeoui-dong, Yeongdeungpo District, Seoul, is an aging complex with 12 floors and 576 units, completed in 1978.
This reconstruction will be carried out in a rapid integrated planning method, aiming for streamlined procedures and expedited project promotion through cooperation between the public and private sectors.
Yeongdeungpo District applied for a rapid integrated planning consultative project to Seoul City in September 2023 and prepared a revised maintenance plan after continuous discussions with the city and residents.
According to the revised plan, a complex of up to 56 floors, 5 buildings, and 1,391 units will be developed on a site area of 44,667.9 square meters.
The revision plan has increased the floor area ratio as the zoning classification changes from the 3rd type general residential area to a general commercial area. Additionally, with the revision of the local government ordinance in Seoul, the non-residential ratio in commercial areas has been relaxed from 20% to 10%, and the residential ratio has increased to 90%, enhancing project feasibility.
The revised maintenance plan will be available for review at the district office's housing project department or the Yeoui-dong Community Center until the 8th of next month. Residents can submit their opinions in writing at the review locations or electronically via the Seoul Urban Planning Portal.
Yeongdeungpo District plans to promptly complete the announcement and decision on the revised maintenance plan within the year and support the integrated review and project implementation approval procedures.
Choi Ho-gwon, the mayor of Yeongdeungpo District, said, "I will strive to relax unnecessary regulations to expedite the reconstruction project."
