In the Dongtan 2 new town of Hwaseong, Gyeonggi Province, two newly built apartment complexes, where the housing price ceiling system is applied, attracted more than 14,000 applicants with relatively affordable prices.
According to the Korea Real Estate Board on the 20th, there were 5,085 applications for the 'Dongtan Dream Forest Nature & Desiang,' which recruited 876 households for special supply the previous day, resulting in a competition rate of 5.8 to 1. The highest number of applicants, 2,258, was for the newlywed special supply. There were 1,211 applicants for the newborn special supply, and 1,153 for the first-time buyer category. This complex is being supplied by TAEYOUNG E&C as part of a private participation public housing project conducted by the Gyeonggi Housing and Urban Corporation (GH).
The A78 block in Dongtan 2 new town features a total of 1,170 households with 12 buildings, ranging from 4 underground floors to a maximum of 20 above ground, with exclusive areas of 74 and 84 square meters. Only those without homes can apply, and strict conditions apply, including a 10-year re-application limit, a 3-year resale restriction, and a 3-year residence requirement. However, the maximum sale price for the exclusive area of 84 square meters, known as the 'standard size for ordinary citizens,' has been set at 547 million won, which is cheaper than the market price of nearby complexes, indicating concentrated interest from actual buyers.
On the same day, the 'Dongtan Forest Park Nature & Prugio,' which conducted special supplies, recorded a competition rate of 10.6 to 1 with 8,897 applications for 838 households of public housing. Among the applicants, 3,626 were for the newlywed special supply, 2,232 for newborns, and 2,126 for the first-time buyers. This complex also separately recruited 52 privately owned dwellings, attracting 622 applicants for families with multiple children and 52 for elderly care, resulting in a competition rate of 13 to 1.
The complex is being developed by Daewoo E&C in block A76-2 of Dongtan 2 new town, consisting of 1,524 households across 17 buildings with 2 underground floors and 25 above ground. Similar to the Dongtan Dream Forest Nature & Desiang, this is a private participation public housing project. The housing price ceiling system is also applied here, setting a relatively low sale price of 591.4 million won for the exclusive area of 84 square meters.
