Seoul Housing and Communities Corporation (SH Corporation) announced that it began moving residents into the zero-energy building (ZEB) grade 3 apartment complex "Godeok Onbitchae (Godeok Gangil Block 2)" on the 19th.
"Godeok Onbitchae" was developed in the area of 599-10, Gangil-dong, Gangdong-gu, Seoul, consisting of a total of 697 units across 6 buildings, from 2 basement levels to 18 floors (437 happy housing units and 260 public rental housing units).
It is the first domestically to obtain "zero-energy building (ZEB) grade 3 certification" for high-rise residential complexes with more than 500 units. The energy efficiency rating is the highest rating of 1+++, and the energy self-sufficiency rate exceeds 60%.
SH Corporation applied advanced energy-saving technologies, including passive technologies such as high-performance composite insulation, active technologies like geothermal and solar power generation facilities, and building energy management systems (BEMS).
In passive technology, a high-performance composite insulation system with external insulation, a combination blind-type low-e triple-glazed window applied with low-e triple glazing and airtight tape, and roof parapet thermal bridge insulation materials were applied. This allows for a 36.8% reduction in heat loss per unit (dedicated 49㎡) compared to existing apartment complexes.
Active technologies include providing heating and cooling through a geothermal system utilizing the natural ground within the complex and generating solar power installed on the apartment walls and rooftops.
Additionally, a smart building energy management system (BEMS) that manages energy consumption and production in real-time was implemented to maintain a pleasant indoor environment and facilitate efficient energy management.
It is expected that monthly electrical and heating and cooling expenses will be reduced by approximately 22,000 won per household (based on a dedicated 39㎡) compared to standard apartment complexes.
SH Corporation will operate a move-in support center for the next 6 months. It plans to convert this center into a defect management center, called Haja 119, from November to May next year to provide systematic facility complaint management services.
Hwang Sang-ha, president of SH Corporation, said, "Godeok Onbitchae is the first in the country to obtain ZEB grade 3 certification for mid- to high-rise buildings and to secure an energy self-sufficiency rate of over 60%. The corporation will do its best to ensure that residents can enjoy convenience in a pleasant environment without experiencing any inconvenience through a systematic and advanced move-in support system and facility maintenance management."
