Last month, it was found that the area where the youth in their 30s purchased the most apartment buildings and other collective buildings was Seo-gu, Incheon. As apartment prices in Seoul continue to soar, it is analyzed that some regions in Gyeonggi Province are being chosen as alternatives. In Seoul, many apartments were purchased in the Dongdaemun District, Imun-dong, and Dapsimni-dong.
According to Shinhan Investment Corp. on the 14th, a total of 14,715 collective buildings were acquired in the metropolitan area (Seoul, Gyeonggi, Incheon) by individuals in their 30s last month. This figure is a 3.1% decrease compared to the same month last year (15,178 cases).
Although the overall trading volume in the metropolitan area decreased compared to the previous year, Seoul rebounded while Incheon surged. In April, the purchase of collective buildings by those in their 30s in Seoul jumped from 2,807 cases the previous month to 4,493 cases, an increase of 60%. In Incheon, transactions soared from 1,587 cases to 3,080 cases, an increase of 94.1%. In contrast, Gyeonggi Province recorded a decline of 33.8% with 7,142 cases.
In Incheon, where the purchase scale is nearly double, the area with the most transactions was Seo-gu (915 cases). Yang Ji-young, head of asset management consulting at Shinhan Investment Corp., said, "Factors such as the second phase of the Gyeongdan New Town development, the development of Ruwon City, and the extension of Subway Line 1 have influenced this, and the affordable sale prices and market conditions seem to have stimulated the influx of those in their 30s." In terms of year-on-year growth rate, Michuhol District saw an increase from 174 cases to 854 cases, marking the highest growth rate of 391%.
In Seoul, there were many transactions in the Dongdaemun District (586 cases), Songpa District (341 cases), and Yeongdeungpo District (255 cases). Factors influencing Dongdaemun included new occupants in the Imun and Dapsimni areas, expectations for the opening of the Gyeonggi Rapid Transit (GTX)-C line, and various development projects in the northeastern region. Songpa District saw an increase in demand as transactions resumed in areas like Jamsil and Munjeong following the lifting of land transaction restrictions.
Although transactions in Gyeonggi Province overall decreased, some key areas still attracted those in their 30s. Hwaseong City (1,061 cases) saw active transactions due to the opening of the Suseo-Dongtan section of the GTX-A line. In the Anyang City, Dongan District (703 cases) and Yongin City, Cheoin District (534 cases), significant purchases were also recorded.
