In May, about 24,000 housing units will be supplied nationwide. Units will be distributed in the metropolitan area, including Seoul, which has been cited for its 'supply cliff.' Public sales, which have relatively low expense burdens compared to private sales, will also be focused around the '3rd new towns.'
According to real estate research firms Real Today and Korea Land and Housing Corporation (LH), the nationwide supply for May has been tallied at 25 complexes, totaling approximately 24,577 units.
Among these, the quantity of general sales is 15,273 units. As the housing supply shortage continues, the quantity in May has decreased by more than 2,000 units compared to the previous month (17,584 units).
In May, the quantity of general sales is larger in the metropolitan area compared to local regions. The general sales quantity in the metropolitan area reached 9,837 units, accounting for 64.41% of the total. In local areas, 5,436 units (35.59%) of general sales will take place. By city and province, it is as follows: Gyeonggi with 8,101 units (9 places, 53.04%), Busan with 2,030 units (6 places, 13.29%), and Seoul with 1,736 units (4 places, 11.37%).
◇First public sales start for Bucheon Daechang and Hanam Gyosan '3rd new towns'
The main public sales for the 3rd new towns of Bucheon Daechang and Hanam Gyosan will begin this month. Public sales will be offered at lower prices than surrounding market prices and are attracting the attention of applicants.
The Bucheon Daechang district, which is being developed over an area of 3.45 million square meters in the Ojeong District of Bucheon City, Gyeonggi Province, will consist of 865 units in total from blocks A7 and A8. Out of these, 673 units will be supplied to those who successfully applied in the pre-sale, while the remaining 192 units will be available for general sale. The apartments offered will have a single floor area of 59 square meters.
The sale price is set at an average of approximately 520 million won, which is a reasonable level compared to nearby transaction prices. This is about 90 million won higher than the estimated sale price during the pre-sale in 2021.
The 'e-Pyeonhan Sesang Daechang Persteum' in the Bucheon Daechang district will also begin sales this month. This apartment complex, consisting of a total of 1,640 units, will be supplied as part of a newlywed hope town complex.
Another 3rd new town, the Hanam Gyosan district, will also start its first main public sale. Daewoo E&C and Korea Land and Housing Corporation (LH) will supply 'Gyosan Prugio the First' with a total of 249 units for general sale at the A-2BL (Cheonhyeon-dong) in Hanam Gyosan district, Gyeonggi Province.
This project will apply a price ceiling, so reasonable prices are expected compared to the market. The sale prices for Gyosan Prugio the First are as follows: ▲51 square meters A at 497,640,000 won (highest price), ▲51 square meters B at 498,110,000 won, ▲55 square meters A at 533,550,000 won, ▲58 square meters A at 562,140,000 won, and ▲59 square meters A at 571,670,000 won.
◇1700 units to be supplied in Seoul, known for the 'supply cliff'
Units will be distributed this month in Seoul, which had been identified as experiencing a 'supply cliff.' Over 1,700 units will be available this month in Seoul, which had no supply in February to March.
Hyundai E&C will supply 'Hillstate Medi Ale' through the redevelopment project in the Daejo 1 area of Eunpyeong District, Seoul. This complex will consist of 2,451 units across 28 buildings, with the highest of 25 floors and 4 underground levels. Among these, 483 units with floor areas of 51 to 74 square meters will be available for general sale.
Daewoo E&C and Hyundai Engineering will start sales this month for 'Gocheok Prugio Hillstate,' which is being built in the redevelopment of Gocheok 4 District in Guro District. This apartment complex will consists of 983 units across 10 buildings, with a height of 25 floors and 3 underground levels, and the quantity available for general sale will be 576 units with floor areas from 59 to 84 square meters.
DS General Construction and Daesung Berhill Construction will supply 'Godeok Gangil Daesung Berhill' in the Sangil-dong area of Gangdong District, Seoul. This complex will comprise 613 units across 13 buildings with floor areas of 84 and 101 square meters. This project will be the last private sale complex in the Godeok Gangil district, which is being developed as a public land.
