On the 28th, the Seoul Metropolitan Government held the second selection committee for candidate sites for the housing redevelopment project and announced on the 29th that it had selected 11 candidate sites for the fast-track integrated planning (신통기획) housing redevelopment. With this, the total number of redevelopment areas promoted under the fast-track integrated planning in Seoul is now 108.
The newly selected candidate sites are those where the need for improvement of the residential environment is urgent, considering the necessity for integrated development with surrounding areas, the feasibility of securing access roads, and the presence of resident conflicts.
In the area around 922, sinjeong 4-dong in Yangcheon District, located near Sinjeong Station and along Omok-ro, the high density of housing and the proportion of semi-basement dwellings have been recognized, leading to its selection as a candidate site due to the need for redevelopment.
The areas around 219-90 and 224-12 in Jangwi-dong, Seongbuk District, near the northern Seoul Dream Forest Station, are areas that have been removed from the Jangwi Redevelopment Promotion District.
The area around 710-81 in Jeongneung-dong, Seongbuk District, has been selected this time due to the newly established business viability correction factor and the strong willingness of residents to proceed with the project. The area around 380 in Doksan 2-dong, Geumcheon District, is expected to enhance the feasibility of the project due to newly presented traffic plans resulting from adjustments in the district boundary.
The area around 26 in Ssangmun-dong, Dobong District, will be redeveloped into a waterfront-friendly residential complex where local residents can enjoy relaxation, culture, and leisure, taking advantage of its proximity to Banghak Stream. The area around 3922 in Singil-dong, Yeongdeungpo District, is recognized as needing development due to past flood damage near Sinpung Station and Boramae Station, designated as a special disaster area. With the completion of the redevelopment promotion district to the north, it is expected that the residential environment will improve.
The area around 675 in Eungam-dong, Eunpyeong District, is an area that has been released from the Eungam 2 Reconstruction Maintenance District. It is located between Saejeol Station and Baengnyeonsan, adjacent to Gajwa-ro, providing good accessibility. Improvement of the residential environment along with the development of necessary infrastructure in the area is being pursued.
In the area around 97-35 Cheongpa-dong 1ga, Yongsan District, near Sookdae Entrance Station, the need for redevelopment has arisen.
As Cheongpa Areas 1 and 2 in the vicinity are already designated as maintenance areas and are under ongoing projects, it is expected that plans will be developed to integrate these projects.
The area around 610-200 in Sillim-dong, Gwanak District, is a deteriorating area with insufficient parking facilities and a high proportion of semi-basement dwellings. The selection as a candidate site is expected to contribute to the improvement of the residential environment in conjunction with the adjacent urban natural park and enhance the residential environment in the Sillim-dong area.
The area around 119-1 in Sillim-dong, Gwanak District, known as a rental village, is characterized by a high proportion of semi-basement dwellings and low accessibility. With this selection as a candidate site, improvements in the residential environment and the supply of quality dwellings are expected.
The 11 areas selected as candidate sites are expected to complete preparations for services within the first half of the year and begin to establish fast-track integrated planning and maintenance plans. To prevent speculation in the redevelopment candidate sites, the 'baseline for rights assessment' will be designated as the 'recommendation date of the district mayor for the candidate site' depending on the conditions of the area. In addition, the area will be informed of the land transaction permission zones and restrictions on building permits through a separate notification.
Choi Jin-seok, head of the housing department at the Seoul Metropolitan Government, said, 'We will do our utmost to provide administrative support to create fast housing supply and better dwelling spaces through fast-track integrated planning.'
