HL D&I Hanra opened a model house for its apartment 'Taehwa River Epits' on the 18th in Uljin District, Ulsan, which is part of a public housing project near the Taehwa River area, and has begun the full-scale sale of the units.
'Taehwa River Epits', located in the S1BL housing site along the Taehwa River in Ulsan, consists of five buildings with one basement level and a maximum of 15 floors. It includes ▲ 249 units of the 84㎡ type, ▲ 45 units of the 101㎡ type, and ▲ 13 units of the 108㎡ type, for a total of 307 units.
This apartment complex is subject to a price ceiling, ensuring a reasonable sale price. In particular, the local government is also supporting the interest on housing loans, which is expected to further reduce the burden for newlyweds. Ulsan's Ulju County is expanding interest support for buyers of homes valued at 500 million won to 600 million won. For apartments with an area of 85㎡ or less, interest of up to 2% will be supported up to 4 million won annually for a maximum of four years.
The housing site where 'Taehwa River Epits' is located is expected to become a new residential area and landmark in Ulsan. This is because it is situated at the center of a region where a series of large-scale development opportunities, such as the 'Southeast Circular Metropolitan Subway' referred to as the 'Busan-Ulsan Metro,' the construction of Ulsan Urban Railway Line 1, the designation of additional economic free zones, and the creation of a Urban Convergence Special Zone, are unfolding.
In particular, Taehwa River Epits is close to Ulsan Technopark, which was designated as an Urban Convergence Special Zone last year, and the KTX Ulsan Station area. The Urban Convergence Special Zone is part of the government's strategy to foster advanced industries, aiming to create spaces combining industry, dwellings, and culture at the KTX Ulsan Station area and Ulsan Technopark, which will drive corporate investments and create jobs for youth, establishing a base for local innovative growth.
The development of the 'KTX Ulsan Station Complex Special Zone' is also regarded as a major development opportunity. In September last year, the city of Ulsan newly designated the KTX Ulsan Station Complex Special Zone as part of the Ulsan Economic Free Zone. Accordingly, Ulsan's Ulju County, the Ulsan Urban Corporation, and others involved in the Ulsan Comprehensive Urban Development plan to complete site development by 2026 and attract corporations.

An official from HL D&I Hanra noted, 'Taehwa River Epits is expected to increase in future value with various transportation infrastructure and development opportunities, including the construction of Urban Rail Line 1, a well-connected transport network, and the establishment of Urban Convergence Special Zones and Complex Specialized Zones.' They added that offering the apartment at a reasonable price as a big brand called 'Epits' will also attract significant interest from actual buyers.
