Daewoo E&C and the Korea Land and Housing Corporation (LH) announced on the 24th that the model house for "Gyo-san Prugio The First," being sold in the A-2BL (Cheonhyeon-dong) area of Hanam-si, Gyeonggi-do, will open on the 25th exclusively for pre-application winners. It will be made public to general applicants starting from the 27th. As the first main application complex of Hanam Gyo-san New Town, which is evaluated as the best location among the third new towns, it is expected to attract significant interest from potential buyers.
The complex has 10 buildings with 2 basement levels and 29 above-ground floors, consisting of a total of 1,115 units ranging from 51 to 59㎡, of which 866 units are allocated for pre-application. A total of 249 units, including 186 special supply units, will be made available to the public. The project is being conducted as a public sale with private participation, and a price ceiling will be applied to ensure it is offered at a reasonable price compared to the market rate.
According to the recruitment notice for residents of "Gyo-san Prugio The First," the selling prices are as follows: ▲ 51㎡A for 497.64 million won (based on the highest price) ▲ 51㎡B for 498.11 million won ▲ 55㎡A for 533.55 million won ▲ 58㎡A for 562.14 million won ▲ 59㎡A for 571.67 million won. Considering that a 59㎡ unit in the nearby "Hoban Summit Edu Park" was traded for 860 million won last month, the prices are much more affordable.
The application schedule will start with the pre-application winners' requests for two days beginning on the 29th, followed by special supply applications on May 7 and general supply applications on the 8th and 9th. The announcement of winners will be made on the 23rd of the same month.
Applicants must reside in the metropolitan area (Seoul, Gyeonggi, Incheon) and must fulfill asset ownership criteria regarding real estate and vehicles, as well as income standards, making thorough preliminary research essential. Additionally, for general supply priority applicants, a subscription period of 12 months or more for the subscription account and having made at least 12 monthly payments is required.
"Gyo-san Prugio The First" will be provided under the Daewoo E&C "Prugio" brand, featuring an elegant exterior design and practical internal structure, combined with the public's trust in the private sector's expertise. A variety of community facilities within the complex are also expected to be provided, significantly contributing to the residents' quality of life.
Although the area of 59㎡ is a small to medium-sized plan, it is designed with a 4-bay layout (with some exceptions). It has optimized storage spaces such as a front door pantry and a dressing room, and the 59㎡B model is designed as a tower type, which is expected to provide strong natural lighting. The structure connects the kitchen and living room, offering high space utility. Additionally, the 55㎡A model features a design that incorporates an alpha room.
The third new town Hanam Gyo-san area plans to accommodate approximately 33,000 dwellings and around 78,000 residents in the regions of Cheonhyeon-dong, Gyo-san-dong, and Chun-gung-dong in Hanam-si, Gyeonggi-do. This area is designed as a self-sufficient city where housing and jobs coexist, and will be developed as a city that harmonizes various living infrastructures, including parks, green spaces, educational facilities, and commercial facilities.
"Gyo-san Prugio The First" attracts attention not only due to expectations for the development of the third new town but also its excellent location. It is adjacent to the Seoul Metropolitan Subway Line 3 (Songpa-Hanam Line, planned) and Line 5 Hanam Geomdansan Station.
