Samsung C&T has been selected as the construction company for the public redevelopment project located in the Jangwi 8 district of Seongbuk-gu, Seoul, where the Seoul Housing and Communities Corporation (SH) is participating as the implementing agency.
According to Samsung C&T on the 21st, the residents' representatives for the Jangwi 8 district public redevelopment approved the motion to finalize Samsung C&T as the construction company at a general meeting held on the 19th.
The Jangwi 8 district public redevelopment project will develop a total of 21 buildings with 2,801 residential units and various community facilities on a site of 121,634 square meters in the area of 85 Jangwi-dong, Seongbuk-gu, Seoul, with a scale of three underground floors and 46 above-ground floors. The construction cost is approximately 1.1945 trillion won.
The Jangwi 8 district public redevelopment is located within a 15-minute walk of the Gwangwoon University Station on the expected GTX-C line and the Dolgoji Station on Line 6, forming a rich educational district with schools such as Jangok Elementary, Jangwi Elementary, Gwangwoon Middle, and Namdaemun Middle. Additionally, the project benefits from nearby green infrastructure such as the Uicheon Stream and the Odong Neighborhood Park, providing a pleasant natural environment.
Samsung C&T proposed the new complex name 'RAEMIAN TRIZENT.' This name is a combination of 'Trinity' and the German word 'Zentrum,' reflecting the desire to showcase a residential masterpiece that harmonizes three landmark buildings of the highest height in Jangwi, along with culture, nature, and community, as a new center of Jangwi.
Samsung C&T will position three landmark buildings at a height of 150 meters, the highest in Jangwi, at the center of the RAEMIAN TRIZENT complex to create an open view and organic skyline, enhancing the overall harmony and grandeur of the complex with a unique design that flows along the vertical facade. It plans to embody the special and luxurious nature of the complex by modernly reinterpreting the eaves of traditional Korean architecture.
The three sky communities being developed in the landmark buildings will offer upscale spaces such as a healing lounge with views of northern Seoul and a guesthouse. Additionally, the first observation skywalk in northern Seoul, stretching 100 meters, will provide leisurely rest and views of cultural heritage sites like 'Kim Jin-hung House' and the scenery of neighborhood parks.
Samsung C&T reduced the original maintenance plan from 31 buildings to 21 to secure a wider distance between buildings and enabled all units to face South for a pleasant living environment. In particular, approximately 47% of the total 2,801 households, or 1,318 units, have been designed to enjoy triple views of Bukhansan, Achasan, and Suraksan mountains. As a result, 100% of the 1,277 owners will be able to enjoy premium natural views.
In addition, the project will feature the largest community space in northern Seoul, spanning 45,100 square meters (14,909 square meters) with 88 programs including a multipurpose gym, swimming pool, and a book cafe, along with a central square, walking paths, and pilotis gardens that capture the four seasons of Bukhansan, totaling 10,800 square meters (35,702 square meters) of expansive landscaping.
Kim Myung-seok, head of the Housing Business Division (vice president) at Samsung C&T, said, 'We will create luxury apartments that could become a new landmark for the Jangwi area, rewarding owners with the greatest pride and value.'
Meanwhile, following the successful completion of the Jangwi 1 and 5 district projects in 2020 and 2021, Samsung C&T plans to focus on securing additional contracts for large-scale maintenance projects in Nowon-gu, which are expected to be put up for bid, including the redevelopment of the Wolgye apartment and new public redevelopment projects.
