On the afternoon of the 9th, the site of block 7BL in Namsa District, Cheoin-gu, Yongin, was bustling with construction. This area is where Hyundai E&C plans to develop and sell 'Hillstate Yongin Mark Valley.' Beyond the construction site fence, Cheoin High School was visible, and across the way, the commercial areas of Hansup City, Namsa Library, and Cheoin Elementary School could be seen.
'Hillstate Yongin Mark Valley' is a typical school zone complex located within walking distance of elementary, middle, and high schools. It is home to the public Cheoin Seong Kindergarten, Namsok Elementary School, Hansup Middle School, and Cheoin Elementary and High Schools.
'Hillstate Yongin Mark Valley' is a complex being built in the area of 705 Agok-ri, Namsa-eup, Cheoin-gu, Yongin, with special supply scheduled for the 14th, first priority subscriptions on the 15th, and second priority subscriptions on the 16th. It consists of a total of 660 households across 7 buildings, from basement level 2 to a maximum of 27 floors. The move-in is expected to be in December 2027.
There are plans for a major transportation network that will connect key areas, including the planned extension of the Gyeonggang Line, the expansion of National Route 45 to eight lanes, the planned Dongtan-Cheongju Airport metropolitan railway, and the planned semiconductor highway.
In particular, the area where the complex is being built, Namsa (Agok) District, is gaining attention as a 'semiconductor specialized city.' It is close to a national industrial complex for advanced system semiconductors, where Samsung Electronics plans to invest 360 trillion won, and the first production line of SK hynix within the Yongin Semiconductor Cluster located in neighboring Wonsam-myeon began construction in February this year.
However, currently there are no subway lines, and public transportation is inconvenient. In fact, traveling from Seoul to Hillstate Yongin Mark Valley requires multiple transfers on buses or subways. Using a bus from Gangnam Station takes about 1 hour and 30 minutes with one transfer. If using the subway, two transfers are needed before switching to a bus.
The Namsa District includes the Hansup City area, which sold 6,800 units over ten years ago, and Hillstate Yongin Mark Valley is directly adjacent to Hansup City. At the time of its sale, Hansup City faced nearly half of its units remaining unsold due to insufficient infrastructure in the remote apartment location. However, there are evaluations that the infrastructure has greatly improved compared to then. In fact, during the visit, while some vacancies were visible in the commercial areas of Hansup City, a variety of restaurants, hospitals, and supermarkets were present.
The relatively high sale price is expected to affect subscription rates. The sale price of this complex is estimated to be between 579.6 million won and 593.1 million won based on a dedicated area of 84 square meters. This is somewhat higher compared to nearby complexes. In comparison, the dedicated 84 square meter unit in e-Best Life Yongin Hansup City Block 2 was sold for 380 million won last March, making it about 200 million won more expensive.
A representative from Hansup City A Real Estate Agency noted, 'Inquiries are coming in quite often, but due to the high sale price, even those inquiring do not actively express their intent to buy,' adding, 'The situation in Gyeonggi Province is not good, and the market is stagnant, so the neighborhood atmosphere is quiet.'
However, inquiries regarding transportation infrastructure and the semiconductor cluster have increased. A representative from Hansup City B Real Estate Agency stated, 'More outsiders are asking when the shape of things will be completed regarding the semiconductor cluster or the extension of the Gyeonggang Line,' and added, 'Although the sale price of Yongin Mark Valley is slightly higher compared to nearby complexes, it is at a similar level to complexes sold recently in the Yongin area, suggesting there will be demand.'
Experts say that while there may be challenges in the early stage of sales, the location is considered favorable within Cheoin-gu, Yongin. Park Ji-min, head of the Wollyong Subscription Research Institute, commented, 'Although the sale price is somewhat high, the current industry situation makes it difficult to sell at a lower price. We expect some unsold units will occur initially,' and added, 'It is rare to find residential complexes clustered in Cheoin-gu, but being located in Hansup City, which has an existing level of living infrastructure, is a strength. While it's hard to consider it an investment, it is decent for actual residence.'
He continued, 'Since it is not far from the downtown of Cheoin-gu, such as the city hall, there are no significant inconveniences in using existing infrastructure,' adding, 'However, it is still early to expect transportation infrastructure or semiconductor industrial complex benefits.'
