Lotte Engineering & Construction said it formed a consortium with Hyundai E&C to win the Suwon Guun District 1 dwelling redevelopment project on the 29th.
The Suwon Guun District 1 dwelling redevelopment project is a plan to reconstruct the Samhwan Apartments in the area of 462 Guun-dong, Gwonseon-gu, Suwon, creating 15 buildings with apartments from 4 basement levels to 39 floors, totaling 1,990 dwellings and additional facilities. The total construction cost is approximately 665 billion won.
The Lotte Engineering & Construction-Hyundai E&C consortium proposed an innovative design plan containing various ideas to transform the Guun District 1 into a landmark complex in Suwon. They plan to reduce the number of existing 21 buildings to 15, raise the maximum height to 39 floors, and increase the distance between the buildings, while creating a large park in the vacant spaces. The park will have three major viewpoints running through the complex and four circular walking paths totaling 2.4 km. A 36th-floor sky lounge will also be built, offering views from Ilwol Reservoir to Yeogisan Park. Utilizing the level difference of the complex, they will create comprehensive super-sized deck community facilities with four themes on the underground deck level. Specialized designs, including curtain wall looks, landscape lighting, and rooftop structures, will also be applied.
Within walking distance of the complex are Ilwol Elementary School, Yulhyeon Elementary School, Guun Elementary School, Yulhyeon Middle School, and Yulcheon High School. Sungkyunkwan University’s natural sciences campus is also located within a 2 km radius.
Within a 3 km radius of the complex are the Hwaseo Station (Line 1) and Suwon Station (Line 1 and Suwon-Bundang Line), providing excellent access to Seoul and the metropolitan area. Future openings of the Shinbundang Line (Guun Station), which connects Gwanggyo and Homaesil, and the GTX C Line (Suwon Station) are expected to further improve accessibility to Gwanggyo New Town and Seoul.
