This year, the 'Changwon Mega City Xi & Weave,' considered a big player in the local housing market, opened its model home on the 21st and began full-scale sales. On the first day of the opening, a long line formed early in the morning as visitors flocked to the model home, underscoring the project's popularity.
A prospective applicant in their 40s, residing in Seongsan-gu, Changwon, said, "I came to see it because over 2,000 units are being built in Jinhae-gu." They added, "In other regions, it seems that the larger the complex, the more the house prices increase, but it’s difficult to find a new large-scale complex like this in Changwon. I’m planning to apply for this opportunity."
The model home was equipped with a total of four types: exclusive areas of 54㎡A, 59㎡A, 74㎡B, and 84㎡A. Despite being a small size, the exclusive 54㎡A type showcased a highly usable layout with three rooms and two bathrooms. The 59㎡A type, featuring a four-bay flat structure and a master bedroom dressing room, received high praise from visitors. The 74㎡B type not only offered a master bedroom dressing room but also a hallway pantry, providing ample storage space, while the dual-exposure living room ensured good lighting and ventilation. The 84㎡A type, with its four-bay flat structure, entrance storage, master bedroom dressing room, and alpha room, garnered acclaim as a rare latest design in the area.
A prospective applicant in their 30s, raising young children, noted, "The spaces are spacious, and the layout is practical, which I like. I have a lot of items due to my kids, so I appreciate having ample storage space, and I hope to be selected."
The consultation area set up in one corner of the model home was also filled to capacity with visitors. Most of them received consultations regarding the complex's sale price, application, and contract conditions.
In fact, the Changwon Mega City Xi & Weave has strong price competitiveness. According to transaction data from the Ministry of Land, Infrastructure and Transport, an 84㎡ unit at 'Gyeonghwa-dong Doosan Weave' (moved in February 2017), located within a 1.5 km radius of the complex, was traded for 525 million won last June, while a unit of the same size at 'Yongji The Sharp Lake Park' (moved in November 2017), sharing the living zone, was traded for 1.005 billion won last February. In contrast, the sale price for the Changwon Mega City Xi & Weave for the same area is set in the 400 million won range, more than 100 million won lower than nearby complexes.
The application threshold is also low. Residents of Changwon City or those living in Gyeongsangnam-do, Ulsan, and Busan, who are 19 years or older, have had a subscription account for more than six months, and meet the deposit amount can apply for first priority regardless of home ownership. There are no restrictions on re-winning or resale, and no obligation to reside. Further details can be found on the official website.
The application schedule starts with special supply on March 31, followed by first priority on April 1 and second priority on April 2. The announcement of winners is on April 8, and the formal contract will take place over four days from April 21 to 24. Successful applicants will receive financial benefits including 60% interest-free on intermediate payments and a fixed 10 million won first payment.
Meanwhile, the Changwon Mega City Xi & Weave, being built in the Yeojwa-dong area of Jinhae-gu, Changwon, will consist of 2,638 units across 17 buildings, ranging from the basement 4 floors to the 37th floor, with 2,041 units of exclusive areas between 54 and 102㎡ available for general sale. The model home is located in the Jungang-dong area of Seongsan-gu, Changwon, with occupancy expected in December 2028.
