The Asia Athlete Village Apartment in Jamsil-dong, Songpa District, Seoul, is applying for a fast integrated planning approval from the city for reconstruction. The plan includes discussions with the city about the revitalization plan, which involves creating a public parking lot under the Asia Park in front of the apartment complex, to revitalize both the park and the apartment complex. By providing methods such as the construction of a public parking lot in Asia Park through contributed acceptance, if the current floor area ratio of 300% is raised to 500%, up to 2,600 units and a maximum of 70 floors could be developed.
According to the remodeling industry on the 21st, the Asia Athlete Village Apartment, located on an area of 158,965 square meters at 86 Jamsil-dong, Songpa District, has officially begun preparations for its reconstruction. The Asia Athlete Village Apartment Reconstruction Preparation Committee (hereafter Reconstruction Preparation Committee) plans to apply for a fast integrated planning approval from the Seoul City and a fast integrated planning advisory meeting next month after obtaining the consent of landowners.
A Reconstruction Preparation Committee official said, "We plan to explain the revitalization plan to residents and go through the process of obtaining consent before submitting the fast integrated planning application to the city to ensure swift reconstruction."
The city of Seoul passed the 'Unit Plan for Asia Athlete Village Apartment District' in November 2023. This apartment is located next to the Olympic Stadium and is known as one of the 'three great places of the Olympics' alongside the Olympic Media Village and Olympic Family Town in Songpa District. The Olympic Stadium Station, which is a transfer station for Seoul Subway Lines 2 and 9, is located nearby.
Built in 1986 for use as accommodation for the athlete delegation during the Seoul Asian Games, it is primarily composed of large units ranging from 124.77 square meters to 213.36 square meters, and the resident age group mainly consists of middle-aged and older individuals. It is also famous for being owned by dignitaries such as Daegu Mayor Hong Joon-pyo and former Samsung Electronics Vice Chairman Lee Hak-soo. There are 18 buildings with 1,356 units. It is connected to a large-scale urban development project, the International Exchange Complex District, that includes the Hyundai Motor Group's Global Business Center (GBC), the development around COEX, the creation of the Jamsil Sports and MICE complex, and the multipurpose underground space development along Yeongdong-daero.
The Reconstruction Preparation Committee plans to incorporate a proposal in the revitalization plan to add cultural and assembly facilities to Asia Park and adjust public pedestrian pathways, while also excavating beneath the park to create a public parking lot through contributed acceptance. In terms of area, it plans to propose the following: ▲ Road 2,237 square meters ▲ Park 66,044 square meters ▲ Parking lot 280,687 square meters ▲ Cultural and assembly facilities 34,000 square meters ▲ Security center 600 square meters. If such contributed acceptance is recognized and the zoning is changed from the current general residential area type 3 to quasi-residential area, the floor area ratio would increase from the current 300% to 500%, allowing up to 70 floors to be constructed. The number of units would increase from the current 1,356 units to 2,595 units.
A Reconstruction Preparation Committee official noted, "With the Jamsil MICE development in the International Exchange Complex District expected to attract large crowds to the stadium, there is a lack of parking space and cultural facilities. By revitalizing Asia Park together with the Asia Athlete Village, if we secure parking space and cultural facilities linking to the International Exchange Complex District, the spatial efficiency of this area would significantly improve, so we plan to propose such a plan."
