The Daechi Mido apartment complex, a notable redevelopment area in Gangnam, Seoul, will transform into a 50-story complex with over 3,900 units.
The Seoul City announced on the 16th that during the second Urban Planning Commission's rapid integrated planning maintenance project and the task force committee, it passed a revised plan for the redevelopment plan decision and designation of the redevelopment area for the Daechi Mido apartment.
The Daechi Mido apartment, built in 1983, is an aging apartment located between Daechi station (Line 3) and Hangnyeoul station (Bundang Line). It currently consists of 2,436 units divided among 25 buildings.
The redevelopment plan will result in 3,914 units (including 756 public dwellings), maintaining a floor area ratio of 299.99% or less and a maximum height of less than 170 meters (below 50 stories).
The maintenance plan includes the establishment of a children's park on the east side of Daegok Elementary School and a cultural park along the Yangjae Stream. The existing Daechi Neighborhood Park, which has poor accessibility due to its location along Yeongdong-daero, will be demolished. A kids café and a senior care facility will be created south of the Gangnam Citizen Center. Additionally, an elevated pedestrian path will be installed across the Yangjae Stream, along with a rainwater retention facility in the basement of the social welfare center to prevent flooding.
Meanwhile, the Seoul City has decided on a maintenance plan for redevelopment in the Jayang 4-dong area of Gwangjin-gu, finalizing the designation of the redevelopment area. According to the plan for the 'Jayang 4-dong A Zone housing maintenance-type redevelopment project,' residential areas around Jayang-dong 57-90 will be transformed into a large complex with a maximum of 49 stories (with a maximum height of less than 150 meters) and 2,999 units (including 554 rental units). The city reflected the '2030 Urban and Residential Environment Maintenance Master Plan,' which aims to improve the viability of the redevelopment project.
The first type of general residential area, the second type (below 7 stories), and the second type of general residential area were upgraded to the third type of general residential area. A standard floor area ratio of 212.15% was adjusted with a viability correction coefficient, resulting in a permitted floor area ratio of 234.15%. The legal maximum floor area ratio was relaxed to 299.95%. A linear park will be created in the center of the complex to connect to a green pedestrian axis leading to the Han River, and public pedestrian passages will be secured.
