The old low-rise residential area in Gaebong-dong, Guro-gu, Seoul will be transformed into approximately 1,360 units in 35-story buildings. The area is adjacent to Maebongsan Mountain, the Olympic Highway, and the Southern Circular Road.
The Seoul Metropolitan Government announced on the 11th that it has finalized the rapid integrated planning for the redevelopment of the area around 49 Gaebong-dong. The area to the west of the site, adjacent to Maebongsan Mountain, has been planned for low-rise buildings (approximately 6 to 10 stories) considering the natural landscape. The area near Gaebong Middle School has been planned with a stepwise skyline to consider the sunlight impact on the school. The area near the Gaebong 1-dong traffic intersection, slated for a station, will see the application of relaxed regulations for special building zones, planning for high-rise tower-type main buildings of approximately 35 stories.
To secure an open field of vision from the perspective of pedestrians, a 'V' shaped visual corridor has been secured in the section connecting the major pedestrian pathways along the Southern Circular Road and Maebongsan Mountain.
Considering the various developments planned around Gocheok-ro and the Southern Circular Road, a circular traffic system will be established to strengthen connectivity between regions by planning a north-south thoroughfare connecting the northern Moa Town (the area around 20 Gaebong-dong).
Furthermore, considering that it is the planned area for the 'Shin Guro Line' station, plans have also been established to increase land use designation (from transit station type 2, 7 stories to type 3) and create symbolic landscapes. With the confirmation of this '49 Gaebong-dong redevelopment' plan, planning has been completed for 97 out of 165 sites (175,000 units) in the rapid integrated planning areas within Seoul.
Jo Nam-jun, head of the Seoul Urban Space Headquarters, said, 'The area around 49 Gaebong-dong, for which planning has been finalized this time, will be reborn as a future center of the new Gaebong living zone, along with the improvements in infrastructure such as nearby development projects, the opening of the Shin Guro Line, and the leveling of the Southern Circular Road.' He noted, 'We will actively support the establishment of repair plans to quickly provide a pleasant residential environment.'
