On the 6th, the Korea Land and Housing Corporation (LH) announced that it will conduct recruitment for residents for 88,000 dwellings across the nation this year.
As concerns over housing supply grow due to the sluggish construction market, LH is supplying a total of 24,000 dwellings across 41 complexes, including the third-phase new towns, for prospective buyers. This represents more than a fourfold increase compared to last year. By type, it includes ▲ public sale 7,100 dwellings ▲ newlywed hope town 7,000 dwellings ▲ New:Home 9,500 dwellings.
In the first half of this year, LH will announce recruitment notices for 7,500 dwellings in areas such as Goyang Changneung, and for 16,000 dwellings in the second half in areas like Namyangju Wangsil. By region, approximately 77% will be supplied in the metropolitan area, with around 18,000 dwellings. Notably, the third-phase new towns will provide a total of 8,000 dwellings across 14 complexes, including ▲ Goyang Changneung (A4, S5, S6 blocks) ▲ Hanam Gyosan (A2 block) ▲ Bucheon Daejang (A5, A6, A7, A8 blocks) ▲ Namyangju Wangsil (A1, A2, B1, B2, A24, B17 blocks).
The newlywed hope town, which provides dwellings for (prospective) newlyweds and single-parent families, will supply a total of 7,000 dwellings nationwide this year. Various childcare facilities, such as daycare centers and shared parenting spaces, will be prepared within the complexes. In the first half of the year, a total of 1,700 dwellings will be supplied in areas such as Goyang Changneung and Bucheon Daejang. In the second half, a total of 5,300 dwellings will be supplied in areas such as Guri Galmae, Gunpo Daeyami, Gwacheon Juam, Namyangju Jinjup 2, and Siheung Hajung.
Among the 24,000 dwellings, 9,600 will be supplied as the 'New:Home' type. The general type of 'New:Home', which has expanded the ratio of general supply, will supply a total of 8,200 dwellings nationwide. The 'New:Home' sharing type, which is provided at a lower price than the market rate, will supply 336 dwellings, while the 'New:Home' selection type, which allows residents to freely choose after 6 years of residence, will supply 1,018 dwellings.
LH will also supply a total of 64,000 dwellings for the housing stability of low-income households without housing. By type, it includes ▲ construction lease 6,600 dwellings ▲ purchase lease dwellings 22,000 dwellings ▲ jeonse lease dwellings 36,000 dwellings.
To address the increase in single-person households and the low birth rate, the purchase lease dwellings will supply 4,200 dwellings for youth, including university students, and 5,600 dwellings for newlyweds and families with multiple children. Additionally, 7,000 dwellings will be supplied for low-income individuals.
In particular, LH will newly supply about 2,000 purchase leases that can be converted to sales after 6 years according to the choices of residents. The recruitment types include rental options below 90% of market rates and those supplied as monthly rent under the newlywed and newborn type. The supply will mainly target mid-sized units with an area of 60-85㎡.
A total of 36,000 jeonse lease dwellings, which is an increase of 4,000 dwellings from last year, will be supplied. In particular, LH plans to establish a new type that allows the middle-class without housing to reside in non-apartment dwellings for up to 8 years, regardless of income or asset size, and to supply 2,800 dwellings.
A total of 6,600 construction lease dwellings will be supplied. Specifically, it includes ▲ permanent lease 1,100 dwellings ▲ national lease 1,200 dwellings ▲ happy housing 3,200 dwellings ▲ integrated public lease 1,100 dwellings.
LH President Lee Han-jun noted, "We are doing our utmost to ensure sufficient and rapid housing supply to alleviate concerns over rising housing costs due to the contraction in private housing supply and prolonged high prices. We will continue to supply dwellings without delay to stabilize housing for low-income households without housing and to help them achieve home ownership."
